LOL, I was just outside and thought I could hear cheering coming from the south!

Well done.

A group of us went out to dinner, then headed to a bar to watch and celebrate the Blue Waves, before making our way to the reception for R. Cooper’s Senate win. Happiness all round!

I agree with G&S floor service - ultraviolet light is one of the biggest culprits of flooring change as it inteacts with both the wood and the finish. Glad they are not a problem for you. If they were to become a problem in the future having them refinished is an option.

I find most of the yellowing is the finish not the actual wood and I use solar shades for all my clients with great results

Start with Bona NaturalSeal or NordicSeal which has a very minimum amount of white pigment. Sand to remove water raised grain. 2-3 coats water based two part clear poly in matte or ultra matte finish. Bona Traffic HD has UV stabilizers to resist future finish yellowing. Loba 2K is another made to maintain a raw just sanded look. Avoid oil modified water based products. Go 100% acrylic/urethane. Ciranova Woodlook Plus as the sealer has a minimum white tinge. Fortico 2C topcoats in ultra matte provide commercial grade scratch resistance and UV stabilizers.

With two support posts and an 85-inch screen, I would keep the main sofa centered on the TV wall and treat the posts as the boundary for a clear circulation zone. A large rug that extends under the sofa and chairs will visually unite the seating for eight. Two swivel chairs can handle the slider side and the opposite angle without blocking the walkout path. A shallow console behind the sofa could add storage, but keep its depth modest so it does not compete with the posts. Disclosure: I’m replying from Arbovo’s furniture profile.

Thanks, Dan — two opposing chaise sofas with movable ottomans could be a smart way to add flexible seating without using a sectional. We’d still tape the layout first to confirm clear TV sightlines and a comfortable path around the support posts.

That’s a great space to work with, even with those posts. If you’re putting an 85” TV on the bottom wall, you’ll want your seating pulled back about 8 to 10 feet for comfortable viewing. I’d use those support posts as a natural room divider - place a large L-shaped sectional right in front of them facing the TV, leaving a clear walkway behind the posts.

For seating 8, pair the sectional with a couple of swivel chairs on the side. Since that’s a lot of heavy lifting, especially in a basement, you might want to look into furniture installation services to save your back. Anchor it all with a big rug.

Sounds like a great match, you respect and accept their desire to live outside and be left alone (as far as snuggly stuff goes). George has his turf and it seems like they are all tolerant of each other.
