Artful Home Staging is very sensitive to the homeowner’s investment once a decision has been made to sell their home. Our firm is unique in that it does not, nor has it ever, receive payment or commission from our contractors and/or vendors. . We provide the initial visit with a written consultation. Then a proposal for the work to be done. A revised proposal geared towards the client’s wishes. With the clients okay to the revised proposal, we send an invoice for the job that is to be completed.
We do our very best to please each and every client while maintaining our high standards of client convenience, clarity, open communication, service, quality and design. We accommodated and delivered Ms. Leonard’s requests and wish them the very best of luck on the sale of their home.
PAINTER
2. Upon receiving several paint quotes for the interior of the home, I chose the contractor that was reliable, high quality of work, best priced and available to begin the work immediately.
October 23rd -Emailed Ms. Leonard the Painters invoice on his stationery with his line item costs and contact information. The painter received his check that same week.
3. October 31st - Emailed Ms. Leonard to inform her that the painters have entered her home and will begin painting in the dining room.
November 2nd -Ms. Leonard’s email relating to the contractor’s trailer on the driveway is upsetting the neighborhoods compliance committee, and that it would be best for him to leave his vehicle on the street while he is working in the house. No problem at all, the painter was happy to move his vehicle to accommodate the compliance committee. The painter is a veteran realtor and a friendly gentlemen. He welcomed the neighbors to walk through the house while he was painting and if there were realtors, and buyers, wanting to see the home, he would had done exactly the same. He is methodical and a perfectionist in his trade and would make sure that there was not a construction zone, but quite the contrary allowing an easy passage for safety reasons.
November 10 – Sent an email to Ms. Leonard “the down stairs is looking great and the painters will be moving upstairs in the house the next day”
The downstairs has 3 rooms with wallpaper and its taken extra time to treat the wall and for the paint to dry (the air temperature and weather this week was warm and humid) While the paint was slow drying the painter moved to the upstairs landing. The next day the painter was left with one less helper, however within the next 36 hours he added two more helpers in assisting him.

4. October 17th Sent Ms. Leonard an email with the revised remodeling proposal itemized with line item costs, for her review. 1. Trimming a tree in the front yard, 2. Painting the specific rooms. 3. Adding contemporary lighting fixtures and the cost for installation, 4.Staging cost. And a separate attachment with pictures of the lighting fixtures.
Ms. Leonard's email response “leave the tree and do only hallway and bathroom lighting. Otherwise it looks good to me.
November 26th – Mailed Ms. Leonard an invoice for the lighting fixtures.
December 2nd – I initiated a phone call to Ms. Leonard because I knew she was unhappy. I took everything into consideration what she had said and offered to keep the furnishings for another 2 weeks over the 2 month contract price and she thanked me. Further into the phone conversation Ms. Leonard informed me that she & Mr. Leonard recognized that the lighting fixtures was not previously payed and she would be sending a check for that invoice.
Artful Home Staging received a check December 8th.
We saved Ms. Leonard $20 for the bathroom sconces; the proposal was higher than the actual invoice.
5. November 15 th – The house painting was completed in the morning; the house was then professionally cleaned that same day, and the staging was seamless and turned out great! Sent phone pictures to Ms. Leonard that day…her response was “Beautiful”. I met the photographer at the house two days later to take professional pictures to be posted onto the MLS.
Artful Home Staging will be at the house during the photo shoot. AHS will also monitor the home and freshen up the staging area.
The home has had many price adjustments from May – November and this information is listed on the MLS.
