The Ray Meadows community in Redmond, WA from Quadrant Homes has several critical design flaws, and they either refused to acknowledge, or failed to remedy.
1. The heating system has never been working properly, and after 14 months of endless communications and contractor visits, there has been no improvement. They chose to install electrical heat pumps rather than gas furnace as heating source, because heat pumps are cheaper to install. Furthermore, they installed the cheaper, lower wattage units. As a result, once the outdoor temperature drops below 35F, the indoor temperature can't be maintained at 68F and dropped to as low as 58F. Multiple independent contractors have all confirmed that the heat pumps are not powerful enough. Quadrant Homes refused to acknowledge that, and kept finding other excuses, such as the thermostat settings or opening more registers. For the whole month of January, we suffered from cold homes when they could provide absolutely no effective solutions, while the electric bill was $400-$500. After the incredibly long communications, they finally installed a power-hungry heat strip as auxiliary heating source, which turned out to be doing nothing at all but skyrocket the electric bills even more. In addition, installing the heat pump made many homes getting an ugly hump on garage ceiling. I have lost faith on them on resolving this.
2. Roof leakage happened twice by far, and rain was pouring into one bedroom. All the insulation got soaked. Bedroom ceiling and carpet were all wet, and water came through to the first floor. This is because the roofing company used poor materials which are improper for this type of roof. We had to call an emergency service to block the leakage, but still waiting for a permeant fix.
3. The range hood is installed at 38" above the cooktop, making it nearly useless. The manual of this range hood model clearly stated that the installation height should be between 25" and 29". Quadrant Homes refused to acknowledge that this is an installation or design defect and refused to take any actions.
4. The air ducts are not well laid out, making the airflow from different registers very uneven. The hallway bathroom and laundry room have strongest airflow, while the bedrooms have weakest. Once the bathroom register is open, two bedrooms will have no airflow at all.
5. The kitchen appliances are poorly chosen. The microwave and wall ovens are so hard to use that I'd rather spend $2000 hiring an electrician running a 50-amp wire and another $2500 to buy my own oven, and have it installed. The fridge's top rack is too high, and the freeze space is very limited. The cooktop burners require keeping the knobs be pressed for excessive time before they can burn stably. 5 LED bulbs already stopped working within 12 months.
6. Some designs made me think the designer didn't have a clear mind and made decision randomly. For example, the ceiling speakers were installed for sitting facing the fireplace, not the TV wall. There're 7 Ethernet jacks in the house, some are at very strange locations, like up high in the walk-in closet of master bedroom, but the den where people would put computers doesn't have a single Ethernet jack. I talked to the construction manager and he gladly fixed issues like these, which is greatly appreciated, but they did reveal that the house has lots of design flaws, although not all are critical.
7. There are several structural and other issues. The wall corners started distorting and are no longer right-angles. The rain gutters were not installed properly and rain water would pouring down to the covered deck. A wire was not run properly in garage and caused short circuit one day, etc. etc. Although they fixed most them after we pointed out, we had to inspect and find these issues. There were at least 30 of such issues. And such issues still keep emerging after the 1-year warranty.
8. I was able to know the names of a few contractors they hired to construct the houses, and searched on Yelp. Turned out that they all have terrible ratings. It's unsurprising that countless minor defects were found throughout the house.
There're other concerns but Houzz doesn't allow me to type more words. Anyway, stay away from this builder.

We entered into a sales agreement to purchase a Quadrant Home with their knowing full well our personal situation and timeline only to have them pull the rug out from under us 6-weeks before final completion.

I called with a warranty issue relating to electrical equipment that was never hooked up or completed in the home. First call was two weeks ago Saturday, upon discovery of the problem. During that call, Quadrant's outside answering service took down my information and a summary of the problem. There's been no followup from Quadrant since then.
So I called again today and they had no record of my warranty claim. Nonetheless the Quadrant "Concierge Service" desk was completely defensive and unhelpful. Quadrant said they had no way of knowing what the previous owners did in the home (not something I mentioned - ripping out electrical wiring seems like an odd hobby for a homeowner). The operator also said "it's not a constructional defect" which I hadn't mentioned. It's pretty impressive the operator could tell that over the phone, sight unseen. I just wanted them to come look at the electrical panel.
Instead they gave me the phone number of the electrician and told me to call them.
Not having a fully installed electrical panel may be a minor issue in the grand scheme of a home, but as a first point of contact with the builder, it's about as poor an impression as I could imagine.

We are preparing to sell our home and had 2 roofing inspectors recommend full replacement. I have provided both bids to Quadrant with no response after the first email that they basically said it wasn’t their problem. One of the bids specifically states that the shingles are not a good choice for the home as they are not made to withstand winds in the area and also reports improper installation. I have called and emailed in warranty paperwork, left voicemails, etc with no response. I am out of state and have been calling incessantly so they can take responsibility and conduct an evaluation. Our original choices in the build state the roof to ge good for 30 years. The house was built 9 years ago. This is clearly due to poor craftsmanship and they need to stand by the warranty they provide.

This is in reference to their warranty customer service team, and our one year warranty review. We have had several times now, without being contacted by Quadrant to schedule appointment, workers showing up to my door unannounced to do work inside our home. The disrespect shown to the homeowners and the workers (for the times I told them it was not a good day for repairs, or the other time I did not know and they were waiting outside my home for an hour and a half for me to get home) in the way the quadrant customer service scheduler has handled this is terrible.
They also have not been answering our calls when we are trying to communicate our frustration about this with them.
Not only that, but when the worker showed me all the times he has been scheduled by quadrant, times I had not been told about, I had to rearrange my days to make the schedule happen.
It is taking three of my unplanned days to be home so minor dry wall repairs can be done, and they have not scheduled the other repairs, which means I will need to at least have two other days that I need to stay at home if/when they send them to us? Although I don’t know when that will be because NO ONE has called to schedule them.
Also beware - we have a drainage issue on the exterior grounds surrounding of our property that Quadrant was in charge of. We have asked several times to have this get fixed, and quadrant has shook it off as an HOA thing, even though technically they are managing our HOA until the neighborhood is complete. Their lack of stepping up to watch out for the community down the road this way is awful. Especially considering that this drainage could cause potential foundation issues long term to the homes if it is not fixed. Them taking ownership for resolving what we have asked to be fixed for 10 months now is horrible customer service.
One last tip - to quadrant because I hope you are listening. No matter how pretty a color is, if you are going to spray a color throughout the entire house, on a home that has five bedrooms (aka marketing to a big family) I recommend not using a flat
Paint next time. Flat paint and families don’t mix. Period.

First off, I'd like to say we visited nearly every Quadrant community in the area (from Poulsbo to Renton) and all of the models were lovely, well-built, and expertly finished. That type of consistency definitely influenced our decision to purchase a Quadrant home over other competitors in Gig Harbor. That being said, from after our frame walk to closing (and now beyond as we wait for a verdict on requested repairs) our experience has been nothing short of terrible. From poor communication from the new home advisor to trying to communicate with the building superintendent to having warranty services out to our home multiple times just a month after closing, we did not receive a home that was built to the quality we saw in the models. To give you a brief list of issues to beware of: cracked cabinets, vinyl floor ridges, improperly installed farmhouse sink, unlevel floors, poorly installed subway tile, and the list goes on. We are told that since our home has already closed (even though we tried to mention these items prior to closing only to be brushed off with the excuse "don't comment on a masterpiece in the middle of work, wait until it is completely finished") that these issues are now under "warranty" services and the options for correcting many of the issues are limited. Don't make the mistake we did of trusting the superintendent to deliver on his promises without getting them in writing. I highly regret my trust in him and Quadrant as a whole. Very disappointed.
2017 update: We closed on our home on May 18, 2016. After 66 various warranty service appointments from June to November for everything from improperly supported farmhouse sink, ridged/bubbled vinyl, cracked cabinet bodies and peeling painted on white Belmont cabinet doors, interior doors that stick to the frame pulling the paint off, uneven Cambria counter top thickness and unmatched edge profile, missing vapor barrier in the crawl space to bowed laminate flooring that drops over an 1/8’’ when you step on it – kind of like a spring board (replacement for the vinyl flooring that had ridges and bubbles mind you)… the list goes on…. we took a break for Thanksgiving through the new year.
I wanted to follow up on my original review so that potential buyers can be aware of what could happen with the purchase of a Quadrant home. We met with Quadrant VP of Construction, David Mozzone, in November. He made a home visit and was kind enough to listen our horror story. We talked to him about a severe lack of quality control and breakdown in communication. He seemed eager to work with us to make sure install appointments marred by broken or flawed products no longer wasted our time. Essentially he gave us peace of mind that despite the frustrating battle this has been maybe it could be a happy ending. We are back in correspondence with Warranty Services in order to complete the list of remaining repairs from 2016 as well as new additions to the list for 2017.
Let me be clear. Our Master Bathroom Vinyl floor has gone from a cosmetic flaw (bubble and ridges where the underlayment meets) to full on loss of adherence around our tub. The caulking on the countertops in our Master Bath, Laundry Room, and Guest Bath (which has yet to be used!) is disintegrating leaving a gap between backsplash and countertop, the caulking around many of the baseboards in our upper and middle levels of our 3 story home is already cracked and peeling… the list goes on.
Yesterday, I arrived home from work to find 3 interior doors delivered on our doorstep in the rain. These doors were scheduled with Warranty Services to arrive between 8am-12pm on 1/27 for install on the same day. These doors weren’t even painted yet. The cycle begins again with miscommunications, “mistakes”, and further frustration from doubled appointments I don’t have time for.
Potential buyers please please please come into this with your eyes open. The model homes are beautiful, but our experience has been an unending nightmare.

I am a recent (2015) home buyer of Quadrant Homes and it was worst experience working with their broker Tri Pointe Connect & lender iMortgage. They are the worst to work with. They lack complete professionalism and do not hold accountable for the mistakes they do. They ruined my credit score by doing hard pulls many times without our consent. Regarding quality of home, I say Quadrant has improved a lot, but when it comes to their preferred broker and lender which seems to be sister company of Quadrant themselves, do not go with them. They'll make house buying process as painful as it gets.
