Bought a home from Smith Family Homes and within the first 2 months of ownership 3 water leaks and water penetration were discovered. The first was from an upstairs bathtub and it leaked all through the bottom into the ceiling below and all over the floor. The second is a leak in the downstairs office; when it rains water falls from the office ceiling into the floor. The third is a leak around our massive exterior front window and mmmmmmm s evidenced by swollen trim base boards. I will say they fixed the first leak. However they refuse to to investigate or repair the other leaks and area of water penetration. This is in addition to other things that I had to repair because they would not. (Remember this a brand new home). This includes a completely blocked dryer vent which cost my $700 to declog. A malfunctioning garage wall panel in a NEW home that I had to order and re install myself. A broken back door lock to my patio which did not allow me to enter my patio for 2 months. (They did order the part for this.) Uncaulked and missing caulk in the master shower that has resulted in black mold growing in this new home… Leaking plumbing fixtures in the house. Nails sticking out of wall (sharp end out)… improperly fitted appliances in “custom made”cabinets… crooked doors…. Mold on outdoor window ledge ($1000 power wash by me to clean)…. Ant and roach infestation….. broken sprinkler head ($200 by me to repair)….. So they fixed about 3 of those things still have the two water leaks that they won’t fix. This is not to mention the AC drain leak that caused water to leak through upstairs ceiling before purchase that they fixed. In all I would say Smith family homes does not take accountability for their construction work. Their carpenters/ cabinetry makers are not very good. Window installation and plumbing is poor and is not checked before Sheetrock.

We purchased a home from Smith Family Homes (SFH) in mid-2020. The quality of our home is outstanding. Over our first year of ownership I have come to appreciate the attention to detail at every level of construction and design. In addition, SFH promised to fix anything and everything for a year. They have honored that promise 100% with grace and courtesy. For example, as the house settled, many doors needed to be realigned. SFH did that quickly and efficiently at no charge to me. Thankfully, there have been no major issues. During the freeze in February 2021, we lost power for 43 hours. My SFH house stayed at 60F for most of that time while my neighbors’ houses dipped into the 40s. I had no issues with pipes, etc. My only complaint about SFM is that they recommend that we work exclusively with Strotek for the AV in the house. This was not a good recommendation and now we are stuck with Strotek.
