This 7,000 square foot renovation and addition maintains the graciousness and carefully-proportioned spaces of the historic 1907 home. The new construction includes a kitchen and family living area, a master bedroom suite, and a fourth floor dormer expansion. CCI Renovations/North Vancouver/Photos - John Friswell. This old galley style kitchen lacked proper organized storage – which promoted clutter and was closed to the dining area. The same general footprint was maintained but adding full height cabinets and relocating the fridge gave more counter and storage space. A clever use of lighter uppers combined with rift cut oak lowers adds light and warmth at the same time. A single French door provided space to move the fridge and set up a pantry wall. Wood look porcelain tile adds to the continuity of the look. The nook area was restricted by large baseboard heaters, a wide window sill and double doors - switching to floor heat, adding a counter area and reducing the door created a usable clean space. The slide in range blends in with the subtle glass tile detail and the mix of cabinet and wall colours. Removal of the wall to the dining room opens up the sink wall. This galley with a twist opens nicely in to the dining area and provides everything in a very organized layout. Well placed lighting ensures both a great ambiance and efficient work areas.

We removed walls to make the space bigger and built a large island with a comfortable seating area. We also doubled the size of the existing window to let in more natural light. We eliminated the hall behind the cook top and build a full size pantry for convenient storage. The mini chandeliers and the stone above the cook top create a contrast of materials and help to create the mood she was looking for. Now she has a large area for guests to gather in the kitchen that feels open and comfortable. As a mother of three she also likes the fact that she can keep an eye on the kids doing the homework at the same time she’s cooking dinner.

This kitchen was formerly a dark paneled, cluttered, divided space with little natural light. By eliminating partitions and creating a more functional, open floorplan, as well as adding modern windows with traditional detailing, providing lovingly detailed built-ins for the clients extensive collection of beautiful dishes, and lightening up the color palette we were able to create a rather miraculous transformation. The wide plank salvaged pine floors, the antique french dining table, as well as the Galbraith & Paul drum pendant and the salvaged antique glass monopoint track pendants all help to provide a warmth to the crisp detailing. Making the most of a small space. This small bathroom services the entire downstairs of our 3,260 sq. ft. home, including those using our pool. It's only 8.5' x 7'. We took out the tub, and made the shower space as nice as possible, with river rock tile, enclosed it floor to ceiling as we installed a steam generator making it double as a sauna, built-in storage shelf, sitting ledge, and panel with rain shower head, body jets, and diverter. The exterior door leading to the pool has a glass inset that was glazed. Light comes through, making the space brighter and seem larger, while keeping it private. The vanity has a vessel sink, maximizing the space under it, and a granite countertop extended 2" on the left maximizing counter space. Instead of a traditional closet, our carpenter hand-made a furniture piece 8' tall, 19.5" wide, and 13" deep, which sufficiently stores all our towels, linens, toiletries, and cleaning supplies. The wood tile floor, and tile 59" up the wall is beautiful, and practical in this wet space!

The custom banquette, white oak millwork, and open-grain cypress ceilings modernize the home. A large island allows for entertaining and multiple chefs to work in the kitchen. The trellis structure above the kitchen gives a structure for artificial lighting but allows for natural light from the transom windows to filter into the centrally-located kitchen. The original house was demolished to make way for a two-story house on the sloping lot, with an accessory dwelling unit below. The upper level of the house, at street level, has three bedrooms, a kitchen and living room. The “great room” opens onto an ocean-view deck through two large pocket doors. The master bedroom can look through the living room to the same view. The owners, acting as their own interior designers, incorporated lots of color with wallpaper accent walls in each bedroom, and brilliant tiles in the bathrooms, kitchen, and at the fireplace tiles in the bathrooms, kitchen, and at the fireplace.
