Elegant and minimalist kitchen in classic marble and soft dark tones. The Balmoral House is located within the lower north-shore suburb of Balmoral. The site presents many difficulties being wedged shaped, on the low side of the street, hemmed in by two substantial existing houses and with just half the land area of its neighbours. Where previously the site would have enjoyed the benefits of a sunny rear yard beyond the rear building alignment, this is no longer the case with the yard having been sold-off to the neighbours. Our design process has been about finding amenity where on first appearance there appears to be little. The design stems from the first key observation, that the view to Middle Harbour is better from the lower ground level due to the height of the canopy of a nearby angophora that impedes views from the first floor level. Placing the living areas on the lower ground level allowed us to exploit setback controls to build closer to the rear boundary where oblique views to the key local features of Balmoral Beach and Rocky Point Island are best. This strategy also provided the opportunity to extend these spaces into gardens and terraces to the limits of the site, maximising the sense of space of the 'living domain'. Every part of the site is utilised to create an array of connected interior and exterior spaces The planning then became about ordering these living volumes and garden spaces to maximise access to view and sunlight and to structure these to accommodate an array of social situations for our Client’s young family. At first floor level, the garage and bedrooms are composed in a linear block perpendicular to the street along the south-western to enable glimpses of district views from the street as a gesture to the public realm. Critical to the success of the house is the journey from the street down to the living areas and vice versa. A series of stairways break up the journey while the main glazed central stair is the centrepiece to the house as a light-filled piece of sculpture that hangs above a reflecting pond with pool beyond. The architecture works as a series of stacked interconnected volumes that carefully manoeuvre down the site, wrapping around to establish a secluded light-filled courtyard and terrace area on the north-eastern side. The expression is 'minimalist modern' to avoid visually complicating an already dense set of circumstances. Warm natural materials including off-form concrete, neutral bricks and blackbutt timber imbue the house with a calm quality whilst floor to ceiling glazing and large pivot and stacking doors create light-filled interiors, bringing the garden inside. In the end the design reverses the obvious strategy of an elevated living space with balcony facing the view. Rather, the outcome is a grounded compact family home sculpted around daylight, views to Balmoral and intertwined living and garden spaces that satisfy the social needs of a growing young family. A young Mexican couple approached us to create a streamline modern and fresh home for their growing family. They expressed a desire for natural textures and finishes such as natural stone and a variety of woods to juxtapose against a clean linear white backdrop. For the kid’s rooms we are staying within the modern and fresh feel of the house while bringing in pops of bright color such as lime green. We are looking to incorporate interactive features such as a chalkboard wall and fun unique kid size furniture. The bathrooms are very linear and play with the concept of planes in the use of materials.They will be a study in contrasting and complementary textures established with tiles from resin inlaid with pebbles to a long porcelain tile that resembles wood grain. This beautiful house is a 5 bedroom home located in Presidential Estates in Aventura, FL.

Bay Area Custom Cabinetry: wine bar sideboard in family room connects to galley kitchen. This custom cabinetry built-in has two wind refrigerators installed side-by-side, one having a hinged door on the right side and the other on the left. The countertop is made of seafoam green granite and the backsplash is natural slate. These custom cabinets were made in our own award-winning artisanal cabinet studio. Showcase house pantry that I worked on along with Lisa Ball of DesignbyLisa. The space had to be durable and family friendly. We used cleanable vinyl wallcovering, brushed stainless steel hardware, and maintenance free quartz countertops with an under mount round bar sink. This house was designed as a second home for a Bay Area couple as a summer retreat to spend the warm summer months away from the fog in San Francisco. Built on a steep slope and a narrow lot, this 4000 square foot home is spread over 3 floors, with the master, guest and kids bedroom on the ground floor, and living spaces on the upper floor to take advantage of the views. The main living level includes a large kitchen, dining, and living space, connected to two home offices by way of a bridge that extends across the double height entry. This bridge area acts as a gallery of light, allowing filtered light through the skylights above and down to the entry on the ground level. All living space takes advantage of grand views of Lake Washington and the city skyline beyond. Two large sliding glass doors open up completely, allowing the living and dining space to extend to the deck outside. On the first floor, in addition to the guest room, a “kids room” welcomes visiting nieces and nephews with bunk beds and their own bathroom. this remodel for a retired couple in sea cliff reconfigures the two most used areas of the house; the kitchen and master bedroom. the eat in kitchen gains functionality and flow by relocating the laundry and powder rooms. this generates the opportunity to realize vast improvements daylighting as well as connection to the back yard. relocation of the master suite relies on conversion of a windowless hallway/closet into master bath. the potential claustrophobia of this room is overcome by detailing of the skylight well to maximize available light. simple removal of a doorway refines en-suite continuity with the bedroom.
