Contrast is the key to this gorgeous transitional family room. Soft greige walls are in contrast with the platinum silk draperies and charcoal sofa. Custom lounge chairs in gold ikat add a touch of glamour to this formal living space. Modern art keeps it fresh and fun.

This open space area was divided up by the use of split levels yet managed to retain its open plan feel and sense of space. The use of the timber textures in a variety of ways against the clean white base ensured that the space was connected and balanced. This resulted in an airy, open yet cosy space. See "Cottage Kitchen in Elburn" for the kitchen featured in this description Located on a partially wooded lot in Elburn, Illinois, this home needed an eye-catching interior redo to match the unique period exterior. The residence was originally designed by Bow House, a company that reproduces the look of 300-year old bow roof Cape-Cod style homes. Since typical kitchens in old Cape Cod-style homes tend to run a bit small- or as some would like to say, cozy – this kitchen was in need of plenty of efficient storage to house a modern day family of three. Advance Design Studio, Ltd. was able to evaluate the kitchen’s adjacent spaces and determine that there were several walls that could be relocated to allow for more usable space in the kitchen. The refrigerator was moved to the newly excavated space and incorporated into a handsome dinette, an intimate banquette, and a new coffee bar area. This allowed for more countertop and prep space in the primary area of the kitchen. It now became possible to incorporate a ball and claw foot tub and a larger vanity in the elegant new full bath that was once just an adjacent guest powder room. Reclaimed vintage Chicago brick paver flooring was carefully installed in a herringbone pattern to give the space a truly unique touch and feel. And to top off this revamped redo, a handsome custom green-toned island with a distressed black walnut counter top graces the center of the room, the perfect final touch in this charming little kitchen.

This renovated brick rowhome in Boston’s South End offers a modern aesthetic within a historic structure, creative use of space, exceptional thermal comfort, a reduced carbon footprint, and a passive stream of income. DESIGN PRIORITIES. The goals for the project were clear - design the primary unit to accommodate the family’s modern lifestyle, rework the layout to create a desirable rental unit, improve thermal comfort and introduce a modern aesthetic. We designed the street-level entry as a shared entrance for both the primary and rental unit. The family uses it as their everyday entrance - we planned for bike storage and an open mudroom with bench and shoe storage to facilitate the change from shoes to slippers or bare feet as they enter their home. On the main level, we expanded the kitchen into the dining room to create an eat-in space with generous counter space and storage, as well as a comfortable connection to the living space. The second floor serves as master suite for the couple - a bedroom with a walk-in-closet and ensuite bathroom, and an adjacent study, with refinished original pumpkin pine floors. The upper floor, aside from a guest bedroom, is the child's domain with interconnected spaces for sleeping, work and play. In the play space, which can be separated from the work space with new translucent sliding doors, we incorporated recreational features inspired by adventurous and competitive television shows, at their son’s request. MODERN MEETS TRADITIONAL. We left the historic front facade of the building largely unchanged - the security bars were removed from the windows and the single pane windows were replaced with higher performing historic replicas. We designed the interior and rear facade with a vision of warm modernism, weaving in the notable period features. Each element was either restored or reinterpreted to blend with the modern aesthetic. The detailed ceiling in the living space, for example, has a new matte monochromatic finish, and the wood stairs are covered in a dark grey floor paint, whereas the mahogany doors were simply refinished. New wide plank wood flooring with a neutral finish, floor-to-ceiling casework, and bold splashes of color in wall paint and tile, and oversized high-performance windows (on the rear facade) round out the modern aesthetic. RENTAL INCOME. The existing rowhome was zoned for a 2-family dwelling but included an undesirable, single-floor studio apartment at the garden level with low ceiling heights and questionable emergency egress. In order to increase the quality and quantity of space in the rental unit, we reimagined it as a two-floor, 1 or 2 bedroom, 2 bathroom apartment with a modern aesthetic, increased ceiling height on the lowest level and provided an in-unit washer/dryer. The apartment was listed with Jackie O'Connor Real Estate and rented immediately, providing the owners with a source of passive income. ENCLOSURE WITH BENEFITS. The homeowners sought a minimal carbon footprint, enabled by their urban location and lifestyle decisions, paired with the benefits of a high-performance home. The extent of the renovation allowed us to implement a deep energy retrofit (DER) to address air tightness, insulation, and high-performance windows. The historic front facade is insulated from the interior, while the rear facade is insulated on the exterior. Together with these building enclosure improvements, we designed an HVAC system comprised of continuous fresh air ventilation, and an efficient, all-electric heating and cooling system to decouple the house from natural gas. This strategy provides optimal thermal comfort and indoor air quality, improved acoustic isolation from street noise and neighbors, as well as a further reduced carbon footprint. We also took measures to prepare the roof for future solar panels, for when the South End neighborhood’s aging electrical infrastructure is upgraded to allow them. URBAN LIVING. The desirable neighborhood location allows the both the homeowners and tenant to walk, bike, and use public transportation to access the city, while each charging their respective plug-in electric cars behind the building to travel greater distances. OVERALL. The understated rowhouse is now ready for another century of urban living, offering the owners comfort and convenience as they live life as an expression of their values. Eric Roth Photo

Klopf Architecture and Outer space Landscape Architects designed a new warm, modern, open, indoor-outdoor home in Los Altos, California. Inspired by mid-century modern homes but looking for something completely new and custom, the owners, a couple with two children, bought an older ranch style home with the intention of replacing it. Created on a grid, the house is designed to be at rest with differentiated spaces for activities; living, playing, cooking, dining and a piano space. The low-sloping gable roof over the great room brings a grand feeling to the space. The clerestory windows at the high sloping roof make the grand space light and airy. Upon entering the house, an open atrium entry in the middle of the house provides light and nature to the great room. The Heath tile wall at the back of the atrium blocks direct view of the rear yard from the entry door for privacy. The bedrooms, bathrooms, play room and the sitting room are under flat wing-like roofs that balance on either side of the low sloping gable roof of the main space. Large sliding glass panels and pocketing glass doors foster openness to the front and back yards. In the front there is a fenced-in play space connected to the play room, creating an indoor-outdoor play space that could change in use over the years. The play room can also be closed off from the great room with a large pocketing door. In the rear, everything opens up to a deck overlooking a pool where the family can come together outdoors. Wood siding travels from exterior to interior, accentuating the indoor-outdoor nature of the house. Where the exterior siding doesn’t come inside, a palette of white oak floors, white walls, walnut cabinetry, and dark window frames ties all the spaces together to create a uniform feeling and flow throughout the house. The custom cabinetry matches the minimal joinery of the rest of the house, a trim-less, minimal appearance. Wood siding was mitered in the corners, including where siding meets the interior drywall. Wall materials were held up off the floor with a minimal reveal. This tight detailing gives a sense of cleanliness to the house. The garage door of the house is completely flush and of the same material as the garage wall, de-emphasizing the garage door and making the street presentation of the house kinder to the neighborhood. The house is akin to a custom, modern-day Eichler home in many ways. Inspired by mid-century modern homes with today’s materials, approaches, standards, and technologies. The goals were to create an indoor-outdoor home that was energy-efficient, light and flexible for young children to grow. This 3,000 square foot, 3 bedroom, 2.5 bathroom new house is located in Los Altos in the heart of the Silicon Valley. Klopf Architecture Project Team: John Klopf, AIA, and Chuang-Ming Liu

ArtichokeArtichoke
The design for this bespoke kitchen was inspired by the kitchen in Castle Drogo, designed by the architect Edwin Lutyens. Artichoke was involved in the design of the kitchen aswell as the interior architectural detailing of the chimney corbels and inset dish above the Aga (both details taken from other Lutyens buildings). The stone on the two islands is 30mm thick although 20mm was set into the furniture to ensure visitors are not presented with a wall of stone on entering the room. The top cabinets were inset into the wall and lacquered to colour-match the interior design, hiding them from view.

The height in this soaring master bedroom begged for horizontal lines to intersect the vertical space. Designer Brandi Hagen incorporated the horizontal lines through the tall, channeled upholstered headboard, stripes on the lampshades and in the soft draperies at the windows. The carpeting and bedding reflect the serene hues of water from Lake Minnetonka just outside the home. Photographer: Paul Craig The pelmets and curtains on top of this living room window encapsulate the traditional feel of this London property. The warm walnut finishes on the sofa legs, the side table and the coffee table are beautifully matched to the grand fireplace along with the panelling and cornicing. With brass artifacts like the telescope and the wall lights used, there is a beautiful charm and character added to the room.
