The kitchen in this 1950’s home needed a complete overhaul. It was dark, outdated and inefficient. The homeowners wanted to give the space a modern feel without losing the 50’s vibe that is consistent throughout the rest of the home. The homeowner’s needs included: - Working within a fixed space, though reconfiguring or moving walls was okay - Incorporating work space for two chefs - Creating a mudroom - Maintaining the existing laundry chute - A concealed trash receptacle The new kitchen makes use of every inch of space. To maximize counter and cabinet space, we closed in a second exit door and removed a wall between the kitchen and family room. This allowed us to create two L shaped workspaces and an eat-in bar space. A new mudroom entrance was gained by capturing space from an existing closet next to the main exit door. The industrial lighting fixtures and wrought iron hardware bring a modern touch to this retro space. Inset doors on cabinets and beadboard details replicate details found throughout the rest of this 50’s era house.

The house and its guest house are a composition of iconic shed volumes sited between Highway 1 to the East and the end of a cul-de-sac to the West. The Eastern façade lends a sense of privacy and protection from the highway, with a smaller entrance, high windows, and thickened wall. The exposed framing of the thickened wall creates a floor to ceiling feature for books in the living room. The Western façade, with large glass barn doors and generous windows, opens the house to the garden, The Sea Ranch, and the ocean beyond. Connecting the two façades, an enclosed central porch serves as a dual entrance and favorite gathering space. With its pizza oven and easy indoor/outdoor connections, the porch becomes an outdoor kitchen, an extension of the main living space, and the heart of the house.

This rustic old cabin has no electricity, except for the windpower. It is located in the Southern California hills by the ocean. A custom designed, handscraped door, whitewashed stained tongue and groove pine paneling, and pine antiques. Everything is new in this cabin, but looks time worn. Multiple Ranch and Mountain Homes are shown in this project catalog: from Camarillo horse ranches to Lake Tahoe ski lodges. Featuring rock walls and fireplaces with decorative wrought iron doors, stained wood trusses and hand scraped beams. Rustic designs give a warm lodge feel to these large ski resort homes and cattle ranches. Pine plank or slate and stone flooring with custom old world wrought iron lighting, leather furniture and handmade, scraped wood dining tables give a warmth to the hard use of these homes, some of which are on working farms and orchards. Antique and new custom upholstery, covered in velvet with deep rich tones and hand knotted rugs in the bedrooms give a softness and warmth so comfortable and livable. For this project the client visited Bilotta’s Mamaroneck showroom and met with designer, Fabrice Garson. They wanted to gut and renovate their entire first floor to be as majestic as the outside of the house. They wanted a grand front entrance and a better flow from the kitchen to the family room. Fabrice suggested enlarging the doorway leading into the family room and adding a coffered ceiling throughout so everything flowed nicely from one room to the next. The cabinetry is Bilotta’s private line, the Bilotta Collection, inset with a step door in Dove White paint. The perimeter tops and backsplash are Carrera marble and the island is Jet Mist granite in a leather finish. Fabrice designed a custom banquette nook that comfortably seats the five family members and also houses two wine coolers. The island also seats five which was a request of the client, to be able to sit together at either spot. Fabrice collaborated with interior designer, Michele Green of Michele Green Design – Michele is also the co-owner of The Open House, a boutique store on Purchase Street in Rye. Michele specified all the stone work as well as the furniture and lighting. The table at the banquette is from Restoration Hardware and all stools and chairs are from CB2. The lighting above the island and banquette are from Michele’s store, The Open House. The grey vinyl for the banquette cushion is from Kravet. Beautifully positioned on a 9,600-square-foot lot with approximately 3,000 square feet of perfectly-lighted interior space. The open floorplan includes a great room with vaulted ceilings, gorgeous chef’s kitchen featuring Viking appliances, a smart WiFi refrigerator, and high-tech, smart home technology throughout. This remodel was a dated 1980s Cape Cod style home that desperately needed updating with the kitchen starting as the foundation for the rest of the home. The owners purchased the property in 2013 with the intent of replacing the existing kitchen installed in 2000, as well as updating most surfaces throughout the home. The space while moderately sized, felt cramped due to the L-shaped design and eat-in island that disrupted traffic flow from the mudroom, dining room and sliding doors to the patio. The owners knew they wanted to bring the light from the southern facing front of the home to the dark cave-like feeling of the kitchen. This was remedied by knocking down the wall between the existing dining room (now a lounge area), widening the entrance to the family room and creating a pathway to the existing formal living room (now the dining room). Also to create better traffic flow into the kitchen, the existing mudroom door was moved to the opposite side of the wall. A large work island with cooktop, oven and convection/microwave was designed for efficiency and maintaining clean site lines. The work triangle allows for quick and easy meal prep and clean-up for the busy family. Space at the end of the kitchen was perfectly suited for a large kitchen table with views of the back yard, easy conversation with the cook at the island or those hanging in the newly appointed lounge area. The new doorway between the kitchen and dining room showcases the 10ft floor to ceiling bay window, allows more light to flood into the space and creates easy access between the two rooms for family gatherings. Given the home owners relocated to the area for job reasons and are not sure how long they will be in this home, we helped them achieve a balance of a design and finishes that they not only love, but would be appealing to many if another move was in their near future. Placed upon a sunlit grassy knoll facing Colorado’s San Juan, and San Miguel mountain ranges, with Utah’s La Salle Mountains to the south, North Star Ranch overlooks an Aspen painted valley with touches of Ponderosa and Scrub Oak accents. The core of the structure was designed with large facades of glazing facing the southern views while the garage was rotated 45 degrees to work with the existing grades as well as minimize the impact of the garage pod as one approaches the home. The home was thoughtfully sited to nestle next to a several large existing Ponderosa Pines creating an intimate mountain setting. Sustainable measures were discussed and implemented early during the design and construction process such as utilizing indigenous stone harvested from site for retaining walls and portions of the home’s veneer. Reclaimed materials were considered and implemented wherever possible, ranging from historic wood directly from “The Wizard of Oz” production set to miscellaneous parts from old mining carts historic to the area. The historic wood was given a patch work effect combining horizontal planks with a reverse vertical board and batten with a mixture rusted metal accents on certain walls to introduce a visual exception from the consistency of the wood. Wood and steel structural members such as timber trusses, knee braces, purlins, beams and columns are exposed throughout the exterior and interior as a way of celebrating the structure and telling the story of how the home is constructed. As guests arrive, they are welcomed by an entry bridge constructed from a single solid stone slab 2 1/2 feet thick spanning over a calm flowing stream. The bridge is covered by an articulated gable element supported by ornate columns and connections tying directly to the stone slab. The layout of the interior is divided into separate living corridors; a master core witch houses the master suite, office, sitting room and exercise room with a separate stair connecting to all three levels. The centrally located kitchen was designed with several working and entertaining stations defined by multiple islands and a floor to ceiling wall of glass in lieu of wall lined cabinets to allow for maximum natural light in the major public areas. The core living spaces are linked via an internal trestle bridge designed on location and constructed from old mine carts as the walking surface and the reclaimed steel wheels as a structural detail. The rest of the home is detailed throughout with ornamental ironwork, granites, tiles, etc. all enhancing the modern like aesthetic with an historic mining influence. (photos by James Ray Spahn)

Arbour House, located on the Bulimba Reach of the Brisbane River, is a study in siting and intricate articulation to yield views and landscape connections . The long thin 13 meter wide site is located between two key public spaces, namely an established historic arbour of fig trees and a public riverfront boardwalk. The site which once formed part of the surrounding multi-residential enclave is now distinquished by a new single detached dwelling. Unlike other riverfront houses, the new dwelling is sited a respectful distance from the rivers edge, preserving an 80 year old Poincianna tree and historic public views from the boardwalk of the adjoining heritage listed dwelling. The large setback creates a platform for a private garden under the shade of the canopy of the Poincianna tree. The level of the platform and the height of the Poincianna tree and the Arbour established the two datums for the setout of public and private spaces of the dwelling. The public riverfront living levels are adjacent to this space whilst the rear living spaces are elevated above the garage to look into the canopy of the Arbour. The private bedroom spaces of the upper level are raised to a height to afford views of the tree canopy and river yet privacy from the public river boardwalk. The dwelling adopts a courtyard typology with two pavilions linked by a large double height stairwell and external courtyard. The form is conceptualised as an object carved from a solid volume of the allowable building area with the courtyard providing a protective volume from which to cross ventilate each of the spaces of the house and to allow the different spaces of the house connection but also discrete and subtle separation – the family home as a village.
