A new kitchen-breakfast suite was created by combining 5 small rooms, removing all the interior walls, adding a modest amount of square footage and weaving in an extraordinary steel superstructure, we doubling the interior kitchen space and created a new kitchen where the family celebrates cooking, sharing meals and recounting the days events together. Further expanding the kitchen space, by extending an existing covered porch and screening the newly doubled exterior space, we physically connected the new kitchen and enlarged screen porches with a 10 foot wide folding NANA wall door assembly to further enlarge the family living space during temperate months, creating an indoor-outdoor family space which has become the center of family life in the home. At the first floor we also created a new kitchen vestibule and powder room as a transition space between the new kitchen suite and the old house, we created a new second floor bath and added a laundry, garage and utility/storage at the ground level, all connected by a new naturally lit wood staircase. Greenberg ConstructionGreenberg Construction
Contemporary Modern Eichler home built by Greenberg Construction in Palo Alto. The dwelling is designed by Alex Terry and it takes full advantage of the environment by using indoor-outdoor elements generously. The project consists of transforming a 1950’s existing Joseph Eichler home. Using a similar material palate the design utilizes the primary floor plan of the existing layout. Folding out the horizontal and vertical planes of the first story to form an extruded ribbon where a large central area and second floor bedroom wing inhabit. The main living space is situated on the ground floor connecting the front garden and rear pool area. Two existing bedrooms and office areas are reconfigured to become more transparent to the outside gardens. The second floor accommodates extended family with two bedrooms, bathrooms and sleeping porches. Photovoltaic panels, solar water heating and rain catchment systems are used to offset energy and water loads. Large overhangs provide sufficient shade during the warm months.

Alpine Summit HomesAlpine Summit Homes
The primary goal of the Ithaca II project was to open up the home to amplify natural light, bring outdoor views inside, and create a seamless indoor-outdoor flow. Additional updates refreshed the interiors with a focus on millwork and storage. The previous floor plan of this 1963 home carved up the main level into separate living, dining, family room and kitchen spaces that limited both sunlight and usable space for the way contemporary families live and entertain. By opening the layout and expanding the kitchen, the main floor instantly became more functional without disrupting the curved central staircase — an integral architectural element of the home. Adding a glass-inset front door, opening up exterior walls and incorporating wide folding glass doors instantly maximized natural light. In the all-new kitchen, maple cabinetry, a painted white island, quartz counters, backsplashes and appliances have created a space perfect for cooking and casual dining. The new accordion doors open both the adjacent dining area and living room to an expanded deck for seamless al fresco gatherings. Alpine Summit Homes added new four-inch white oak hardwood flooring to the main level. Trim molding was refreshed throughout the home with clean lines to add a modern look while maintaining the classic midcentury architectural roots. New storage cabinetry was added to the living room and powder/laundry room, while the primary suite received new doors and bathroom fixtures to match the main-level updates.
Onaway - Narrow Lakefront Bluff
Onaway - Narrow Lakefront Bluff
Visbeen ArchitectsVisbeen Architects
Designed with an open floor plan and layered outdoor spaces, the Onaway is a perfect cottage for narrow lakefront lots. The exterior features elements from both the Shingle and Craftsman architectural movements, creating a warm cottage feel. An open main level skillfully disguises this narrow home by using furniture arrangements and low built-ins to define each spaces’ perimeter. Every room has a view to each other as well as a view of the lake. The cottage feel of this home’s exterior is carried inside with a neutral, crisp white, and blue nautical themed palette. The kitchen features natural wood cabinetry and a long island capped by a pub height table with chairs. Above the garage, and separate from the main house, is a series of spaces for plenty of guests to spend the night. The symmetrical bunk room features custom staircases to the top bunks with drawers built in. The best views of the lakefront are found on the master bedrooms private deck, to the rear of the main house. The open floor plan continues downstairs with two large gathering spaces opening up to an outdoor covered patio complete with custom grill pit.

The water and shoreline environment and the 42-foot wide site drove the simple shingled “beach cottage” forms and natural weathered material pallet. The design of the house resulted too from a desire for an understated contemporary home that takes full advantage of its marine and island domain yet also folds private spaces around interior courts and opens to multiple levels of landscaped outdoor terraces.

Kitchen Island and Butler's Pantry
Kitchen Island and Butler's Pantry

One major challenge was storage – even with the additional square feet. Since we didn’t want to lose any windows, we couldn’t add many upper cabinets. So, we created an extra wide island with shallow storage underneath flanking both sides. On the island side, it houses spices and on the opposite side, it houses additional liquor bottles close to the Butler’s Pantry. The pedestal of the island also houses ample storage for serving pieces. A small wall was removed (and electrical controls relocated) so the Butler’s Pantry could be added in place of the folding tables to assist with storage issues and give an interesting piece of “furniture” look with pin-striping. The walkway between the Butler’s area and Dining was also opened up - as a result, the existing paneling on the Dining Room side had to be reworked as well. All appliances were relocated…not one stayed in it’s place! LED strip lights were added in the Butlers and 4” LED recessed cans were used throughout the renovation. Decorative “street-light” style fixtures were used over the windows instead of cans to add personality and clear pendants float over the island so as not to disturb the overall feel of the room. Original stair newel post remained but spindles were changed out for a cleaner more updated look. Photography by DM Photography, Houston.

Román, Luis Brazzola Photo>Luis Abregú This house has been designed from a large white enclosing wall that contains all the functions and is completely open to the backyard so as to enjoy the different views to the lake and its natural environment. The access is materialized through a stone folded wall that turns the access into a wall that separates the parking spaces, behind which the house service rooms are found: laundry, storage room, pantry, service bedroom and bathroom. To the left of the access, on the front, there is a study strategically located so as to gain more privacy. The sitting room, of a double height, includes the sculpture-like staircase that leads us to the upper floor and is integrated into the dining room, designed for family meetings from a large table surrounded by sofas and chairs. After this, we find the kitchen, also including an informal dining room or breakfast counter and a small family room. On the rear façade, a large projecting roof that comes from inside the glass façade forms the gallery, over which we find a large terrace with panoramic view that may be accessed from the master suite. The other bedrooms, two en-suites, were placed to the front of the lot to be used on weekends by the owners’ children and their families.

A 300m2 vacant backyard to a pre-war home in inner city Brisbane presented a blank canvass for the Architect to design and build a new home. The backyard house was an opportunity to set a precedent for suburban infill development as an alternative to the prevailing trend of building apartments near railway and bus stations. From the quiet tree lined cul-de-sac the magnificent residence floats gracefully above the street, displaying its broad and unique 21 metre street frontage. The house is deliberately positioned 900mm from the rear boundary. The backyard becomes the front yard and a larger more useable space is thus created. The house is oriented toward this open green space and beyond to the street. The gesture activates the streetscape and the house creates privacy by sinking itself 1.5m below the street so that the ground floor internal spaces can open seamlessly to the outside. The brief was simple yet difficult to achieve given the limited site area and sloping topography – a four bedroom house for a growing family with good separation. A large central void provides ample light and breeze to the home and is used to provide visual and acoustic separation between rooms while still affording a sense of openness between levels. The large void and the use of a smaller void over the entry articulate the rectangular form. When viewed from the street the facade is characterised by three distinct forms and a large folding timber eave envelopes the smaller boxes and holds the form together in a single composition.
