This home was designed with every detail in mind showcasing an elegantly appointed dining area, floor to ceiling bookcases with wood stained paneling in the den library, custom millwork, cabinetry and wood flooring throughout. The walk out basement boasts of impressive recreational spaces, with billiards and poker rooms, a circular bar with an exotic circular fish tank placed in the center, a windowed cigar smoking room with its own ventilation unit with a cozy sitting area sunken around a fireplace for conversation, also a walk in wine cellar, a sports centered theatre TV room with several screens to choose from, and a walk-in custom sauna to warm up in after a cold day of snow skiing.

Conceived as a remodel and addition, the final design iteration for this home is uniquely multifaceted. Structural considerations required a more extensive tear down, however the clients wanted the entire remodel design kept intact, essentially recreating much of the existing home. The overall floor plan design centers on maximizing the views, while extensive glazing is carefully placed to frame and enhance them. The residence opens up to the outdoor living and views from multiple spaces and visually connects interior spaces in the inner court. The client, who also specializes in residential interiors, had a vision of ‘transitional’ style for the home, marrying clean and contemporary elements with touches of antique charm. Energy efficient materials along with reclaimed architectural wood details were seamlessly integrated, adding sustainable design elements to this transitional design. The architect and client collaboration strived to achieve modern, clean spaces playfully interjecting rustic elements throughout the home. In the kitchen, the cabinetry displays a modern feel with a simple door style in a custom opaque and dark walnut wood. A large (+11') island with seating for 8 is at the center of the layout. The owners of this prewar apartment on the Upper West Side of Manhattan wanted to combine two dark and tightly configured units into a single unified space. StudioLAB was challenged with the task of converting the existing arrangement into a large open three bedroom residence. The previous configuration of bedrooms along the Southern window wall resulted in very little sunlight reaching the public spaces. Breaking the norm of the traditional building layout, the bedrooms were moved to the West wall of the combined unit, while the existing internally held Living Room and Kitchen were moved towards the large South facing windows, resulting in a flood of natural sunlight. Wide-plank grey-washed walnut flooring was applied throughout the apartment to maximize light infiltration. A concrete office cube was designed with the supplementary space which features walnut flooring wrapping up the walls and ceiling. Two large sliding Starphire acid-etched glass doors close the space off to create privacy when screening a movie. High gloss white lacquer millwork built throughout the apartment allows for ample storage. LED Cove lighting was utilized throughout the main living areas to provide a bright wash of indirect illumination and to separate programmatic spaces visually without the use of physical light consuming partitions. Custom floor to ceiling Ash wood veneered doors accentuate the height of doorways and blur room thresholds. The master suite features a walk-in-closet, a large bathroom with radiant heated floors and a custom steam shower. An integrated Vantage Smart Home System was installed to control the AV, HVAC, lighting and solar shades using iPads.

Silent A Photography The backyard features a stream that flows through the landscaping. The backyard is enjoyed at both levels of the house. There are gabled dormers with balconies that take advantage of the beautiful view on the second floor. On the first floor, the use of bi-fold doors from the dining/living spaces open onto the backyard creating a seamless flow from indoor to outdoor living.

Twin Peaks House is a vibrant extension to a grand Edwardian homestead in Kensington. Originally built in 1913 for a wealthy family of butchers, when the surrounding landscape was pasture from horizon to horizon, the homestead endured as its acreage was carved up and subdivided into smaller terrace allotments. Our clients discovered the property decades ago during long walks around their neighbourhood, promising themselves that they would buy it should the opportunity ever arise. Many years later the opportunity did arise, and our clients made the leap. Not long after, they commissioned us to update the home for their family of five. They asked us to replace the pokey rear end of the house, shabbily renovated in the 1980s, with a generous extension that matched the scale of the original home and its voluminous garden. Our design intervention extends the massing of the original gable-roofed house towards the back garden, accommodating kids’ bedrooms, living areas downstairs and main bedroom suite tucked away upstairs gabled volume to the east earns the project its name, duplicating the main roof pitch at a smaller scale and housing dining, kitchen, laundry and informal entry. This arrangement of rooms supports our clients’ busy lifestyles with zones of communal and individual living, places to be together and places to be alone. The living area pivots around the kitchen island, positioned carefully to entice our clients' energetic teenaged boys with the aroma of cooking. A sculpted deck runs the length of the garden elevation, facing swimming pool, borrowed landscape and the sun. A first-floor hideout attached to the main bedroom floats above, vertical screening providing prospect and refuge. Neither quite indoors nor out, these spaces act as threshold between both, protected from the rain and flexibly dimensioned for either entertaining or retreat. Galvanised steel continuously wraps the exterior of the extension, distilling the decorative heritage of the original’s walls, roofs and gables into two cohesive volumes. The masculinity in this form-making is balanced by a light-filled, feminine interior. Its material palette of pale timbers and pastel shades are set against a textured white backdrop, with 2400mm high datum adding a human scale to the raked ceilings. Celebrating the tension between these design moves is a dramatic, top-lit 7m high void that slices through the centre of the house. Another type of threshold, the void bridges the old and the new, the private and the public, the formal and the informal. It acts as a clear spatial marker for each of these transitions and a living relic of the home’s long history.

This new riverfront townhouse is on three levels. The interiors blend clean contemporary elements with traditional cottage architecture. It is luxurious, yet very relaxed. The long space was divided into a work area with vintage Pollack desk chair and flea market accessories and a comfortable lounge living room space where lots of people can hang on the large sectional that was split in two and the comfy chair and ottomans. The custom kite lights are the wow-factor of the space and take advantage of the tall ceiling height.

Our design vision was to create a home that was one of a kind, and fit each and every need of the client. We created an open floor plan on the first floor with 10 ft ceilings and expansive views out to the main floor balcony. The first floor also features a primary suite, also referred to as “the apartment” where our homeowners have a primary bath, walk-in closet, coffee bar and laundry room. The primary bedroom includes a vaulted ceiling with direct access to the outside deck and an accent trim wall. The primary bath features a large open shower with multiple showering options and separate water closet. The second floor has unique elements for each of their children. As you walk up the stairs, there is a bonus room and study area for them. The second floor features a unique split level design, giving the bonus room a 10 ft ceiling. As you continue down the hallway there are individual bedrooms, second floor laundry, and a bathroom that won’t slow anyone down while getting ready in the morning.
