This 10,000 sf townhouse sits on one of Manhattan’s most beautiful Upper East Side streets and so the goal of the project was to return the house to its original grandeur. Previously a Kips Bay designer showcase house, the rooms were each designed in a differing style and therefore the lack of cohesion and flow made the house seem choppy. In addition, much of the interior was superficial in the sense that plumbing fixtures were not all connected, walls were “false walls” built in front of existing and much of the construction had to be rebuilt. The scope included creating a large gourmet kitchen in the rear of the ground floor by closing off the winding corridor and creating a new door opening centered on the main entry hall with a paneled arched pocket door mimicking the original detailing of the parlor floor. The kitchen has a Calacatta Gold stone center island and dinning area flanked by counters that run the length of the east and west walls with glass front upper cabinets. A built-in buffet on the south wall anchors the space. A mud room, with access to the delivery entrance and additional storage space was added off the kitchen. A new slim profile steel and glass French door provides access to a new steel rear deck and stairs to the rear yard. On the second floor, a new tile floor was added throughout and RRA designed new stone mantle pieces fabricated from England in the living and dining rooms. On the 3rd floor, a new wall was constructed in the 11’ wide central hallway to allow a new 135 sf master closet with custom designed built-in storage units and accessories. This concept was carried through to the 4th floor on a smaller scale and 4 new storage closets were added in the hallway. The existing bathroom on the 4th Floor was gutted and redesigned including a new 5’x5’ extra deep soaking tub and new fixtures. Silver travertine tiles were used throughout to give the room a durable, waterproof finish while also providing a warm, luxurious feel. The 5th floor was converted into a playroom and TV room for the family’s two young children and was outfitted with chalkboard paint along the entire east wall in the play area and a bold color block wall treatment in the TV room. A new cork floor was installed for durability and resilience to lots of activity yet providing a soft and sustainable floor treatment for its intended user. A full laundry room was also created floor with new cabinetry, plumbing, and floor and wall tile. Additionally, 3 full baths and a powder room were refitted with tumbled travertine tiles on the top two floors. The exterior of the building was refurbished and new lighting and painted doors and frames were installed in accordance with Landmark designation. An additional challenge on the project was that a previously built extension on the PH level was illegally overbuilt and the property had received a violation. A 9 month process of filing drawings, completing zoning analyses and meetings with the DOB Commissioners ensued to get the extension approved allowing us to obtain a permit for the remainder of the work and complete the Certificate of Occupancy. In spite of the complex process and scattered program, the completed townhouse has a cohesive aesthetic throughout, with upgraded amenities befitting this grand representation of elite New York living.

Ottawa’s vibrant Glebe neighborhood stretches across the southern downtown edge of Canada’s National Capital. Its houses run the spectrum from prominent, architect designed heritage residences to modest, tightly packed workers’ homes from the early 20th century. Fold Place replaces on of the latter houses on a street boarded on its south by the open profile of Lansdowne Park and its Aberdeen Pavilion, one of North America’s few surviving Crystal Palace-style domed exhibition halls. The clients, professionals committed to the community’s casual urban lifestyle, asked Andrew Reeves for open, flowing spaces in which simplicity would make modest dimensions seem bigger. Reeves, who has recently made significant contributions toward returning Ottawa to its post war modernist heyday, responded with a tight composition of volumes that maximizes the potential of the narrow 20’by 60’ irregular shaped site while still generating a singular street profile. The street-side component of the two storey core volume steps in to facilitate an eastern side entrance. A cantilevered bay wraps around the corner at the second level, its crisp lines, layering of planes and contrasting materials producing a piece of geometric art. On the opposite elevation, a single storey garage, clad in richly stained pine in contrast to the neutral light-grey stucco of the main volume, is extruded on the angle of the lot. The same pine is used on soffits, in the bay and as a means to break up the major volume, the same kind of unapologetic use of natural materials that marked Alvar Aalto’s Nordic modernism. Inside, an animated “folding” of space creates horizontal and vertical fluidity and interconnectedness. The largely white walled and simply detailed interior rotates around two totemic elements centred on the west and east elevations of the house. One is a sculpted staircase whose ebony strained treads without risers seem almost to float. The other is a light chimney, a countering void marked by a soaring opaque window spilling light onto an interior garden at its foot. These elements also serve to separate the kitchen/dining area from the living room but without impeding a sense of openness. A generous and eclectic use of windows and glazed doors draws in from all sides the delightful ozone saturated light that theorist Christian Norberg-Schulz has identified as such an important element in a northern landscape. If large picture windows that provide stunning tableaus of the Aberdeen’s impressive cupola and the backyard facing wall glazed doors are boldly voyeuristic, many narrow vertical slot and horizontal clerestory windows contribute slices of views while protecting privacy. In sum, Fold Place is an urban dwelling for an informal lifestyle that is committed to engaging its community with openness and sass.

The client asked us to reconsider the front entry and associated landscape to give the house not only more curb appeal but to create a safer approach. The previous walkway was sloped and meandered for no apparent reason while the landscape plantings were overgrown and lacked the design aesthetic the client desired. We graded the area to eliminate the slope and straightened the walkway to compliment the homes contemporary architecture. We used custom cut bluestone in a modified running bond pattern for a unique look. Additionally, we widened the front stoop and added what we like to call a Hello / Goodbye terrace directly off the entrance landing. As guests arrive or depart, there’s a comfortable transition area that allows for quick conversation and an easy pedestrian flow. We simplified the plantings by using only 3 species, lavender, boxwood, and hydrangea, along the foundation while adding ornamental grasses for additional colors and textures in other areas. The back yard features a small deck overlooking a conservation area that we enlarged to create a dining area & a lounge with a sectional sofa. We choose a stainless steel railing system to open up the view and replaced the old wooden deck with a sustainable wood similar to mahogany called Ipe. We carried the Ipe over the side to create a horizontal lattice that encloses the underside of the deck for storage and adds to the contemporary feel of the home.

The design of this home was driven by the owners’ desire for a three-bedroom waterfront home that showcased the spectacular views and park-like setting. As nature lovers, they wanted their home to be organic, minimize any environmental impact on the sensitive site and embrace nature. This unique home is sited on a high ridge with a 45° slope to the water on the right and a deep ravine on the left. The five-acre site is completely wooded and tree preservation was a major emphasis. Very few trees were removed and special care was taken to protect the trees and environment throughout the project. To further minimize disturbance, grades were not changed and the home was designed to take full advantage of the site’s natural topography. Oak from the home site was re-purposed for the mantle, powder room counter and select furniture. The visually powerful twin pavilions were born from the need for level ground and parking on an otherwise challenging site. Fill dirt excavated from the main home provided the foundation. All structures are anchored with a natural stone base and exterior materials include timber framing, fir ceilings, shingle siding, a partial metal roof and corten steel walls. Stone, wood, metal and glass transition the exterior to the interior and large wood windows flood the home with light and showcase the setting. Interior finishes include reclaimed heart pine floors, Douglas fir trim, dry-stacked stone, rustic cherry cabinets and soapstone counters. Exterior spaces include a timber-framed porch, stone patio with fire pit and commanding views of the Occoquan reservoir. A second porch overlooks the ravine and a breezeway connects the garage to the home. Numerous energy-saving features have been incorporated, including LED lighting, on-demand gas water heating and special insulation. Smart technology helps manage and control the entire house. The design of this home drew upon historical styles, preserving the essentials of the original movement while updating these elements with clean lines and modern materials. Peers Homestead drew upon the American Farmhouse. The architectural design was based on several factors: orientation with views and connection to seasonal water elements, glass cubes, simplistic form and material palette, and steel accents with structure and cladding. To capture views, the floor to ceiling windows in the great room bring in the natural environment into the home and were oriented to face the Spanish Peaks. The great room’s simple gable roof and square room shape, accompanied by the large glass walls and a high ceiling, create an impressive glass cube effect. Following a contemporary trend for windows, thin-frame, aluminum clad windows were utilized for the high performance qualities as well as the aesthetic appeal. (Photos by Whitney Kamman)

Whilst this property had been relatively well maintained, it had not been modernised for several decades. Works included re-roofing, a complete rewire, installation of new central heating system, new kitchen, bathroom and garden landscaping. OPS remodelled the ground floor accommodation to produce a generous kitchen diner to befit modern living. In addition a downstairs WC was incorporated, and also a dedicated utility cupboard in order that laundry appliances are sited outside of the kitchen diner. A large glazed door (and sidelights) provides access to a raised decked area which is perfect for al fresco dining. Steps lead down to a lower decked area which features low maintenance planting. Natural light is in abundance with the introduction of a sun tunnel above the stairs and a neutral palette used throughout to reflect light around the rooms. Built in wardrobes have been fitted in the two double bedrooms and the bathroom refitted with luxurious features including underfloor heating, bespoke mirror with demister, Bisque Hot Spring radiator and designer lighting.
