Old fixer-uppers often require two competing levels of priorities from their new homeowners. First and foremost is the need to immediately attend to those repairs that ensure the continued functioning and general well being of the house’s structure. By nature, these usually demand “house on fire!” status, especially when compared to other types of remodeling work that simply enhances aesthetics and general comfort. In the case of a Delaware couple, a structural issue with the front of their 125 year old Victorian (it was sinking!), along with some other more pressing challenges, put a 13 year long hold on getting the bathroom for which they had long dreamed. By the time Dave Fox Design Build Remodelers was hired to handle the construction, the couple certainly had put plenty of thought into converting a spare second-floor bedroom into the master bath. Courtney Burnett, Fox’s Interior Design Manager on the project, credits the owners for “having great creative minds, with lots of ideas to contribute.” By the time it came to put a formal design plan into place, the client “drove the look while we devised how the space would function.” It’s worth noting that there are drawbacks in being given too much time for advance planning. Owners’ tastes in design may change, while a steady stream of new fixtures and building products always demand consideration up to the last minute. “We had been collecting ideas for a while…pictures of what we liked, but as it turned out, when it came time to select fixtures, tile, etc., we used little from those pictures,” the owners admit. The finished bath exudes an art deco spirit that isn’t true to the home’s Victorian origins, which Burnett attributes to being more of a reflection of the homeowners’ preferences than the actual era of the structure. Despite that incongruity, everyone feels that they have remained true to the house by selecting vintage style elements, including subway tiles for the walls, hexagonal tile for the floors, and a pedestal sink that served as the focal point for the entire room. But as with all dreams, once one is achieved, a new one soon beckons. With the bathroom’s strikingly beautiful turquoise paint barely dry, the completion of that long-awaited project has served to kick-start plans for finishing off the remainder of the Victorian’s second floor.

In a wooded area of Lafayette, a mid-century home was re-imagined for a graphic designer and kindergarten teacher couple and their three children. A major new design feature is a high ceiling great room that wraps from the front to the back yard, turning a corner at the kitchen and ending at the family room fireplace. This room was designed with a high flat roof to work in conjunction with existing roof forms to create a unified whole, and raise interior ceiling heights from eight to over ten feet. All new lighting and large floor to ceiling Fleetwood aluminum windows expand views of the trees beyond. The existing home was enlarged by 700 square feet with a small exterior addition enlarging the kitchen over an existing deck, and a larger amount by excavating out crawlspace at the garage level to create a new home office with full bath, and separate laundry utility room. The remodeled residence became 3,847 square feet in total area including the garage. Exterior curb appeal was improved with all new Fleetwood windows, stained wood siding and stucco. New steel railing and concrete steps lead up to the front entry. Front and rear yard new landscape design by Huettl Landscape Architecture dramatically alters the site. New planting was added at the front yard with landscape lighting and modern concrete pavers and the rear yard has multiple decks for family gatherings with the focal point a concrete conversation circle with central fire feature. Everything revolves around the corner kitchen, large windows to the backyard, quartz countertops and cabinetry in painted and walnut finishes. The homeowners enjoyed the process of selecting Heath Tile for the kitchen backsplash and white oval tiles at the family room fireplace. Black brick tiles by Fireclay were used on the living room hearth. The kitchen flows into the family room all with views to the beautifully landscaped yards. The primary suite has a built-in window seat with large windows overlooking the garden, walnut cabinetry in a skylit walk-in closet, and a large dramatic skylight bouncing light into the shower. The kid’s bath also has a skylight slot with light angling downward over double sinks. More colorful tile shows up in these spaces, as does a geometric patterned tile in the downstairs office bath shower. The large yard is taken full advantage of with concrete paved walkways, stairs and firepit circle. New retaining walls in the rear yard helped to add more level usable outdoor space, with wood slats to visually blend them into the overall design. The end result is a beautiful transformation of a mid-century home, that both captures the client’s personalities and elevates the house into the modern age.

Quinn and Paige, residents of this tired 1960’s tri-level home hated their kitchen. As a matter of fact, prior to making plans to renovate the first floor - they considered selling the home, but were reluctant because of its enviable location near the heart of downtown Barrington which was within walking distance to local stores and all their favorite places. So instead they contacted Advance Design Studio after hearing about them from a neighbor, to rescue their tired home and give it new life. The very first plan was to remove the constricting walls surrounding the original kitchen, and open the expansive first floor living room and dining area to the new heart of the space; a stunning state of the art coastal designed kitchen. Exposing attractive beams in the vaulted ceiling created an interesting structural detail that suits the open plan and salutes the original architecture of the home, further emphasizing the height of the new space enjoyed now by the family as a great room. The stage was set for the seaside feel of this kitchen by pairing crisp white painted maple cabinets with Dura Supreme’s one of kind hand weathered finish on the island in soft blue-green finish. But the authentic feeling of being on your favorite beach was supremely achieved by the matching of unique Mt. Claire marble on the island and the specialty Wareham acid washed stone on the perimeter counter tops. Pictures don’t do justice to the feel of this stone under your hand; its water-washed texture reminds instantly of summer vacations collecting rocks softly etched by hundreds of waves. Stainless steel appliances and satin nickel hardware shine brightly against the backdrop of bright white subway tiles accentuated by subtle grey grout lines contributing to the nautical feel of this comfortable kitchen. Seeded glass door cabinetry reminiscent of beach grasses dress up the space just enough, and a proud 6” stacked crown molding extends above 36” wall cabinets into the expanse of the now taller space; balancing this kitchen nicely within its newly integrated home. Features in this kitchen include a built in standard depth refrigerator, pull out spice racks, tall tray dividers and wood super Susan with double pull out trash and recycling. A cutlery divider holds sharp knives, and an angled cabinet was customized to hold a secret USB charging station. The bright white Kohler farm sink is graced by an elegant bridge faucet in brushed nickel. This now airy and spacious kitchen has room for guest and family to congregate around the large island, complete with stools and attractive hidden storage for seldom used entertainment pieces. “I was sold when I saw the drawings. My designer nailed it, down to every last storage idea and coastal detail I envisioned, it was all in there. It was unbelievable how accurate her interpretation was of what was in my head; working with her made my kitchen renovation so easy, it’s as if she literally read my mind”, said Paige enthusiastically. The woman of the house expressed upon completion not only her love for her fantastic new cooking space, but how renovating her kitchen has given new life to the entire home. Talk of moving has been relegated to the recycling bin, and instead the family is discussing plans to renovate the master bath now that they’ve decided to stay for the long term. Friends who visit the home do a double-take as they recognize the new space’s dramatic transformation from original cramped and closed spaces - to the now amazingly fresh open kitchen that has become the center of every gathering and family meal. This custom home sits one a tiny 2,020 square foot triangular lot and features almost 3,000 square feet of living space. The form of the house reflects the marine environment below, evoking sails and hulls. Three bedrooms, three and one-half bathrooms, open living, kitchen, and dining spaces, garages, a wine room and a work loft are all incorporated into a gull-wing shell that sits on a solid concrete base.

Windows reaching a grand 12’ in height fully capture the allurement of the area, bringing the outdoors into each space. Furthermore, the large 16’ multi-paneled doors provide the constant awareness of forest life just beyond. The unique roof lines are mimicked throughout the home with trapezoid transom windows, ensuring optimal daylighting and design interest. A standing-seam metal, clads the multi-tiered shed-roof line. The dark aesthetic of the roof anchors the home and brings a cohesion to the exterior design. The contemporary exterior is comprised of cedar shake, horizontal and vertical wood siding, and aluminum clad panels creating dimension while remaining true to the natural environment. The Glo A5 double pane windows and doors were utilized for their cost-effective durability and efficiency. The A5 Series provides a thermally-broken aluminum frame with multiple air seals, low iron glass, argon filled glazing, and low-e coating. These features create an unparalleled double-pane product equipped for the variant northern temperatures of the region. With u-values as low as 0.280, these windows ensure year-round comfort.

The new kitchen addition allows for a large island kitchen and much brighter kitchen. The powder coated red steel beam allows the previous exterior wall to be removed and the new kitchen to be completely open tot he family room. The large island allows for cooking, eating, homework, and all sorts of family life to occur concurrently, plus add a a lot of extra storage on the seating side. The track lighting gives a contemporary feel and allow the lights to be targeted to the exact places light is needed. New wood floors throughout seamlessly tie the existing family room to the new kitchen and new second living room. The issues that annoyed the family in this condo are common to new condo units: Low ceilings covered with a popcorn finish, small rooms, low light in the bedrooms and living room, and no ceiling light fixtures. Concrete ceilings are not only difficult to drill into to install fixtures, installing wiring behind them for such fixtures is impossible. There are often conduits for building services embedded in the concrete along with structural steel reinforcements, so drilling without x-raying first is dangerous. Laqfoil stretch ceiling provided a solution to all of these issues for this condo unit. A high gloss finish was chosen, as the reflections visually double the height of the space. Installing a stretch ceiling also naturally conceals the popcorn ceiling behind it, but in this case, was also used to conceal the wiring necessary to add ceiling lights in every room. The wiring was simply attached to the existing popcorn ceiling. Laqfoil stretch ceiling is supported around the perimeter only, by tracks, or profiles which are only about 0.75" thick. The ceiling membrane itself is less than one millimetre thick. We also added a small vector graphic, printed in each corner of the living room ceiling, for a unique aesthetic effect. We constructed a suspended bulkhead above the island and covered it with red high gloss membrane, to visually separate the kitchen and living room while keeping the design's open concept. This also provided a supporting structure for 3 mini chandelier pendant lights. A red rose depicted on a black and white textured ground was chosen for the kitchen ceiling and applied using digital wide format printing technology, to tie the red, black and white colour scheme with the kitchen cabinets' texture.

The couple really wanted to give the property an open plan contemporary feel to create a large family kitchen, dining room and lounge perfect to entertain in. A great space saving Utility area in the kitchen was designed with a curved wall to make the space flow. A clever pocket door which slides into the wall enabled the space to be just wide enough to fit a washing machine, dryer and shelving to create a walk in pantry area. The shaope is complimented by mirroring the curved wall on the breakfast bar, which gives a soft flowing feel when you enter the kitchen. A large island at the centre of the kitchen houses the Hob and Sink. The low ceiling height was quite a challenge so a Downdraught extractor was fitted which comes out of the worktop. This works very efficiently and keeps the streamlined open feel to the room. The couple have kept some of the original features including the fireplace where they have installed a log burning stove. The fridges and ovens have been designed either side of this.
