From CDK Architects: This is a new home that replaced an existing 1949 home in Rosedale. The design concept for the new house is “Mid Century Modern Meets Modern.” This is clearly a new home, but we wanted to give reverence to the neighborhood and its roots. It was important to us to re-purpose the old home. Rather than demolishing it, we worked with our contractor to disassemble the house piece by piece, eventually donating about 80% of the home to Habitat for Humanity. The wood floors were salvaged and reused on the new fireplace wall. The home contains 3 bedrooms, 2.5 baths, plus a home office and a music studio, totaling 2,650 square feet. One of the home’s most striking features is its large vaulted ceiling in the Living/Dining/Kitchen area. Substantial clerestory windows provide treetop views and bring dappled light into the space from high above. There’s natural light in every room in the house. Balancing the desire for natural light and privacy was very important, as was the connection to nature. What we hoped to achieve was a fun, flexible home with beautiful light and a nice balance of public and private spaces. We also wanted a home that would adapt to a growing family but would still fit our needs far into the future. The end result is a home with a calming, organic feel to it. The lounge area is cosy yet sophisticated, centred around a large statement wall clock. Sofas are upholstered in a shimmering pale grey fabric with crisp blue piping, and dotted with soft velvet cushions in teal and royal blue. Elements of zingy brights, such as the yellow metal tray tables, cushion piping and throws, bring freshness and modernity, as do the flashes of high-shine metal on the radiators.

For this house “contextual” means focusing the good view and taking the bad view out of focus. In order to accomplish this, the form of the house was inspired by horse blinders. Conceived as two tubes with directed views, one tube is for entertaining and the other one for sleeping. Directly across the street from the house is a lake, “the good view.” On all other sides of the house are neighbors of very close proximity which cause privacy issues and unpleasant views – “the bad view.” Thus the sides and rear are mostly solid in order to block out the less desirable views and the front is completely transparent in order to frame and capture the lake – “horse blinders.” There are several sustainable features in the house’s detailing. The entire structure is made of pre-fabricated recycled steel and concrete. Through the extensive use of high tech and super efficient glass, both as windows and clerestories, there is no need for artificial light during the day. The heating for the building is provided by a radiant system composed of several hundred feet of tubes filled with hot water embedded into the concrete floors. The façade is made up of composite board that is held away from the skin in order to create ventilated façade.
