We are all about livable spaces! We transformed this rarely used formal living room into a casual but sophisticated game room. The design features a custom built-in wet bar decked out to the nines with a kegerator, ice machine and beverage fridge. We love the casual but stylish vertical shiplap and floating oak shelves - designed for a shelf styling moment! The new living room connects to the to formal(ish) dining room where the blues, textures and touch of rustic metal finishes continue.

Modern meets beach. A 1920's bungalow home in the heart of downtown Carmel, California undergoes a small renovation that leads to a complete home makeover. New driftwood oak floors, board and batten walls, Ann Sacks tile, modern finishes, and an overall neutral palette creates a true bungalow style home. Photography by Wonderkamera.

2011 EcoHome Design Award Winner Key to the successful design were the homeowner priorities of family health, energy performance, and optimizing the walk-to-town construction site. To maintain health and air quality, the home features a fresh air ventilation system with energy recovery, a whole house HEPA filtration system, radiant & radiator heating distribution, and low/no VOC materials. The home’s energy performance focuses on passive heating/cooling techniques, natural daylighting, an improved building envelope, and efficient mechanical systems, collectively achieving overall energy performance of 50% better than code. To address the site opportunities, the home utilizes a footprint that maximizes southern exposure in the rear while still capturing the park view in the front. Free ebook, Creating the Ideal Kitchen. DOWNLOAD NOW   We went with a minimalist, clean, industrial look that feels light, bright and airy. The island is a dark charcoal with cool undertones that coordinates with the cabinetry and transom work in both the neighboring mudroom and breakfast area. White subway tile, quartz countertops, white enamel pendants and gold fixtures complete the update. The ends of the island are shiplap material that is also used on the fireplace in the next room. In the new mudroom, we used a fun porcelain tile on the floor to get a pop of pattern, and walnut accents add some warmth. Each child has their own cubby, and there is a spot for shoes below a long bench. Open shelving with spots for baskets provides additional storage for the room. This side entrance is full of special character and elements with Old Chicago Brick floors and arch which also leads to the garage and back brick patio! This is the perfect setting for the beach to endure the sand coming in on those bare feet! Fletcher Isaacs Photographer
