The objective of this complete interior remodel was to maintain the existing functionality and add a bathroom without adding square footage. The solution was to convert a powder room into a three-quarter Jack-and-Jill bathroom. Changing this reconfigured the floor plan, and in the process we updated the finishes and flooring throughout the house.

Master bath for the ADU. Penny round tiles on the floor are not only a great look but comfortable on your bare feet with lots of traction with all that grout. All Ann Sacks tile throughout this bath. Traditional cast iron tub/shower. In this floorplan (not pictured) you enter through a small alcove where we have built-ins that serve as the primary closet as well.

The Guest Bathroom bathtub was relocated to be under the window, which is the only new window in the house. This window has insulating, frosted glass to provide privacy and to keep out cold drafts.

Full design and build of a renovation in the Arts & Crafts style

A classic 1925 Colonial Revival bungalow in the Jefferson Park neighborhood of Los Angeles restored and enlarged by Tim Braseth of ArtCraft Homes completed in 2013. Originally a 2 bed/1 bathroom house, it was enlarged with the addition of a master suite for a total of 3 bedrooms and 2 baths. Original vintage details such as a Batchelder tile fireplace with flanking built-ins and original oak flooring are complemented by an all-new vintage-style kitchen with butcher block countertops, hex-tiled bathrooms with beadboard wainscoting and subway tile showers, and French doors leading to a redwood deck overlooking a fully-fenced and gated backyard.
