It is possible to use light for our safety and protect us from over-exposure and waste at night. A useful HOA might enlist a pro to develop such a solution and make it easier for homeowners to implement- otherwise each homeowner is left to their own devices. And most often those devices cause glare.

David , I second that ! Have a pro give the HOA a choice a a few viable fixture options .

I've done that for some condo associations in my area . Condo associations a relatively

easy to work with and organized , I find HOAs mostly unorganized and too many people want

to play captain . When I deal with an HOA , I make it clear that I will only deal with one person

on the board. Otherwise you will have everybody on the board giving you their opinion .

Too many captains as I say . ( Just a tip for the pros out there ).

Neptune - right on - my saying is, "Committees can agree on a lot of things but they are invariably shades of grey and brown." They end up with "solutions" that don't really make anyone happy but no one really dislikes either - the chance for a vibrant solution is unavailable via the process. I won't work with committees either - life is too short.

Also - thanks for the clue on the dielectric grease - I used it last week when I took apart my fixture and reassembled it. Hopefully this keeps them working longer - it makes sense.

Evelyn - if you can take apart the connections or have someone do it and put the dielectric grease on the connections and reconnect them - it will probably get you spme under cab lighting back faster.
