Upstairs (current state at our old place: I’m adding this photo just for notes about the kids’ rooms. Our two kids each need a bed, desk, bookshelf, dresser (or California closet), storage for toys/games/art supplies, and a closet with room for shoes, coats and hanging shirts. Built-in storage could be interesting.
Upstairs (current state at our old place): After meeting with Patrick at Trail Appliances, we have a better idea of what we want. (We chose silver appliances.) - garburator - larger fridge (we liked the ones with the water dispenser inside as they have a nice clean look on the outside but magnetic to have kid drawings on it) - three level dishwasher - one conventional oven with a stacked microwave/oven combo on top - washer and dryer are front loading - heat pump heating/cooling - counter space for small appliances (blender, sodastram, coffee maker, coffee grinder) but storage to put most of them away when not in use
Upstairs: We use this large armoire for toys, puzzles, and games. We’d like to keep it. It would also be useful to have a “charging station” in the toy area where we can have many devices charging out of site. For example, simultaneously charging two tablets , two laptops, and two phones is common in our home.
Upstairs: appliance ideas: - Fridge (as shown) with nothing on the outside and flush with cupboards - Dishwasher with 3 racks - Oven with class combination microwave/oven stacked - Full size washer and dryer in the laundry room (which should be large enough for a drying rack but can be separate from the mudroom) - Enough counter space in kitchen for other small appliances: coffee maker, sodastream, toaster, kettle and enough cupboard space for more. Coffee grinder? Blender? - the deck currently has a gas hookup for the BBQ, we want to keep using that
Upstairs: a kitchen island with nothing on the top (just a flat, easily cleaned surface, would be ideal. Other ideas: - Seats that disappear under would be great. - A beverage station built in - As much storage built in with the remaining space - a subtle power outlet for when using devices like a blender on the island.
Current state: The red maple on the right is amazing. We’d like to keep it if possible.
Current State: the front tile stairs were too slippery in the winter. We assume these stairs will be replaced and we need a different surface.
We all love these folding screen doors that disappear.
Upstairs: both kid’s rooms need a closet for hanging clothes and shoes, and storage for toys and books. Something like this to keep the clutter out of sight. They both need a bookshelf.
Upstairs: Tentative idea: Robin (11) initially asked for a loft-style bed like this with a desk underneath but she has now changed her mind and would like bed and desk separate.
Upstairs: we don’t need a dining room or a clear distinction between spaces, but we could have a living room with the piano and fireplace (like there is now) and a TV/toys area. We like hardwood floors and natural (light) wood colours. I tend to like "beach house" style houses because they're open, bright, and use wood and light colours.
Upstairs: (current state) Instead of a tub off the master bedroom. We’d like a rain shower. We do need a tub (ideally jacuzzi tub) in the other bathroom upstairs.
Upstairs: (current state) We want to keep the deck off the master bedroom upstairs. it would be better if it was more open (maybe french doors)
Garden suite: Joan would like a ceiling fan in the master bedroom in her suite.

Upstairs: Just posting this for a general comment about storage. We need to be efficient with space and built-ins would be great to maximize storage. These are some of the storage considerations: 1. coats and shoes by the main entrance 2. a place out of sight for a laundry drying rack 3. some place in the laundry room for clothes that are being worked on (repairs, stain removal, etc.) 4. some place out of sight on the main floor for smaller exercise equipment 5. treadmill and barbell
Upstairs: In general, we favour open, bright spaces. We also like the kitchen island (with hidden chairs) and lots of counter space. Also, nothing hanging from the ceiling (eg. Lights) is great since I have a tendency to walk into our current cooktop hood and I'm only 5'10'".
Upstairs: (Photo shows current state) As much as possible (probably will be budget dependant), we’d like open areas and no beam. So for example, we’d remove the kitchen cupboard that’s visible in this photo as it breaks up the sight line and closes in the kitchen. We also like natural wood
Upstairs: (Photo shows current state). We want to keep the wood burning fireplace. Based on what’s happening with the weather, we also want air conditioning. We'd like to explore the option of installing a heat pump,.
Upstairs: We need two home offices, but if one is doubling as the guest room, maybe a Murphy bed would be a good idea. Also the tall cupboards on both sides would be good for storage (extra coats, snowboards, etc). Although the current doors (with glass) look nice, the two offices need to be used for meetings (and possibly double as guest rooms, so the doors need to be more solid and sound proof.
Possibly shared mudroom, but upstairs laundry: We would love to have a laundry room ("mud room" combo) with a sink and an open space like this so that there's room for a clothes drying rack and the space is still usable. (Are there built-in drying racks?) We also need storage for washing supplies, some counter space and possibly combined with mud room style hooks and shoe space as shown in this photo.
Upstairs: I'm adding this b/c I like the natural light wood colour and the large fridge (we always seem to be short on fridge space.) And the general openness is great. The current kitchen isn’t as open as we’d like. We also need a deep freeze (stand up would be better).
I like the light wood cabinet finish with white backsplash/trim. I like the stainless steel appliances - not sure if prefer uncovered or covered,
Current address: These toilet paper sliding drawers in the bathroom are useful.
