I suspect there would be restrictions , both from the council and from your bank manager haha .
With no restrictions , I'd probably try and have a second or even third floor and get some sea views -- which leaves the potential to do 2 or 3 units with garages along the front or similar , sell 2 and get yours for free ( in an ideal capitalistic world haha ) .
I assume you have checked out what you can and can't do ? Budget ? Have you considered relocating a heritage style house ? What do you prefer ? I sort of have this strange idea you would have sorted the basics before signing ?
The hotel on the waterfront looks cool too ( I part-own a few bars and hotels so have a bit of a special interest there ) .
