Addition
I am thinking of repainting the rest of our house in off white, grey and black : https://fb.watch/2rHrdvs3Zj/ (I tried the yellow and hate it. I have enough colors)
The essentials:
- enough sitting for everyone;
- a wood-burning or gas fireplace;
- Large windows on the South side, and on the patio/deck side if possible;
- I want the sun to keep on coming into the old part of the house (with high windows on the West wall?)
- A wall for the flat screen TV
- I am open to multiple layouts: space must be used efficiently and I don't want messy corners ;
- Floors must be tile. No refinishing involved on any surface. Painting and cleaning only. Dog-friendly surfaces
- New plumbing and insulation of basement part of the construction project;
Likes
- I would have liked the addition to be at grade-level to be able to come and in out into the garden without steps. I would also live with a split-level (1-2-3 to house)
- I wouldn't mind a covered patio or deck (I cannot be in the sun at all)
- I like the dark (black/charcoal), black windows, and wood siding, looks good with brick
- I would be fine with metal accents in the room, metal stairs or even metal structure (I would be okay with the stairs on the south side of the room if that makes things easier)
- I need room/a wall for book shelves (I want other people's stuff out of my office); shelves could go into the dining room (with closing the useless and dirty window right in front of neighbor's window)
- If we need some stone on the outside, I would be willing to reuse the same concrete stone as on the front of the house. We might as well blend it.
Upstairs
- Access to old part of house to be revisited, with common access to bathroom?
- A walk-in shower, toilet and sink (single is fine)
- A walk-in closet (one row or L are fine with room for shoes and coats)
- I would like to keep the exposed brick we currently have
- I would like large South-facing windows
- I like high windows behind the bed
- We need to find windows that allow for darkening at night
- If we can put the fireplace elsewhere downstairs to allow for windows on the South side, I would like that (or gas fireplace)
- I don't want wasted space: I don't want a piece of furniture that is not used in the bedroom, no surface for clothes laying there > closet only
- easy maintenance flooring - I am open to carpeting upstairs but I prefer hardwood floors, no more pinewood ever.

Upstairs bedroom windows - We would need to figure out how to make them dark at night. I would be okay with large windows that do not reach the floor upstairs. The would be two only because of fireplace below.
I like the black windows, and the high windows behind the bed - We'll put a sticker for the view

I like the colors, not the tile, I also like the style of the vanity
