this would be cool. It hides the TV and doesn't distract from the view when not in use. You can buy a motor online and I am pretty certain I could modify a cabinet to work for this. AT- the trick will be how tall it needs to be (how big the TV) and location. Ideal is to keep at height of current fireplace which is pretty low.
We like the greyish brown floor. What do you think re-hardwood vs. Laminate? We are open to the color, should probably be lighter with the big windows. AT- I personally think you should go with engineered hardwood as you dont have big dogs, or wet environment. A strong species like oak, maple and hickory thats factory prefinished in a quality manufacturer (watch out for lumber liquidators) will last a long time.
The view should be the biggest decorative feature in the house (hence the window). Once we have that, we would like the remaining to be very clean and simple, to not distract from the view. AT- absolutely! also look at the warmth of the flooring. Its hard to tell but Im thinking this is also wide plank.
The main thing we want for the living room are: Windows! As large as we can afford (Kate is actually not into the opening features - doesn't like critters). The other part is the string balcony.AT- yes, we want to confirm how wide we can go structurally. FYI, this railing is made of glass but I do not recommend as would get dirty in a heart beat. yes, wire or rod will be a great way to go. Also look at the height of the ceiling and how it adds to the spaciousness...
