Nowadays builders from Delhi and NCR are shifting to places like alwar and bhiwadi for apartment construction, as delhi and NCR are not vacant for construction. So, the building materials charges have increased comparatively. Even if you save 5000 or 10000 in design fee, it won't make any difference. As, ultimately you have to bear contractor charges and building materials.

Hi Tanzil. Greetings, The plan is looking very generous. Nothing to criticize but a little thinking could make a real good plan for egl. 1) The hall could accomodate the dining area as well. 2) A single stair is sufficient enough to fulfill the requirements. depending upon where it is placed. 3) A lounge on the first floor would add the charm to the upper floor and a large balcony may be if possible. 4) Some vegetation in the interior could make it lively. 5) I f a small courtyard if not a hindrance into the central area can make it more inclined towards nature since it would be good for light and ventilation. There are a lot of other small things possible depending upon the requirements and the structural probability.There doesnt seem to be the column and beam overlay over the plan which would be also helpful in designing. Pradeep, It looks very nascent. You may need to define the space properly with furniture placement. For example there is a huge balcony but have only entrance to it. In north west corner you have a closet in 4x4 space and a bath with limited place for the fittings. Please try placing fittings and furniture you may realize that it requires quite a few changes. ground floor, reduce parking area by 2 feet, this will increase the drawing room to 18'. remove store and wall also, keep it open combining drawing and dining space. store can be accommodated below the stair and is more than sufficient. remove gap between stair steps of up and down (by removing one steps of E -W direction) this will give you another 1' in bedroom. to accommodate this removed steps have one diagonal step on landing
