You might want to find a local architect to help you design your house. There are so many factors that go into a good design and it is impossible to do a design from afar.

I do think that you will probably want a two story house from your description of the space requirements and the size of the lot, but that is my assumption that there are setback requirements for your house. Most suburban neighborhoods will require 5 foot setbacks on the side and approximately 20 feet setbacks front and back. However in more urban settings there may be other rules.......

It is important to design for the local codes and requirements, plus the local building techniques and materials.

Where are you located? Maybe there is a "houzz pro" near your location who can advise you better........

I assume that the sides of your house will be right on the property line? As in no windows on the sides because your neighbours house wall is there? I am not sure what you mean by duplex in this situation. It may have a different meaning there. A single family residence would have a stairway on the inside normally. Unfortunately, these types of houses are not something most of us are familiar with on Houzz. If you draw a floor plan, then we can comment on it.

I have a suggestion for you. I had several of my architecture graduate students at the University of Southern California where i taught who moved back home to India after they graduated. A young educated person like that would be perfect to help you design your house....or maybe there is an architecture school near you. They would be creative and probably reasonably priced. I'm not not sure how you can find them....do you have Craigs List in India...? Many young people look there for jobs....

I like your basic plan. It is well thought out....What does the top floor look like?

The only thing that I would do differently from my very "Western" perspective would be to move the rear right bedroom upstairs and open up the back courtyard to the kitchen area.
I would create a "great room / kitchen area with doors that open both to the front courtyard and to the back. This allows for good cross ventilation to help keep the house cool and comfortable on a hot day. It also provides easy access to the rear yard area without having to walk through a bedroom. Now all of the precious outdoor space is easy to use.

The other element that I would introduce would be an atrium (or an opening in the floor) all the way up to the second floor with openable windows high up on the second floor to allow hot air to escape to the top of the house and out (since hot air rises) This is called the "chimney effect" and is another way to keep the house well ventilated. Of course this is how it has been done in hot climate countries for years, so you might be familiar with this technique already.

Even if you don't change it, your floor plan is very nicely laid out.
I would be happy to help you answer any additional questions that you might have.

I do have a few questions for you:

1. Where is the laundry room? Is it in the storage space? This does seem a little narrow. How wide is it? You might want to work on how this space actually lays out. Is there a sink in this space too?

2. Why do you have such small openings to the outside from the drawing room and the rear bedrooms? Are they doors or windows? Wouldn't you wnat a door with an openable window with a screen adjacent so that you could have ventilation at night without having the door open?

3. How will you lay out the kitchen? Who is doing the cooking in your household? Is cooking a family event or is it done by a helper? You either want a bigger more open kitchen (Western design) or a more private kitchen (Asian design) Or a combination of both.......To me this is the most important part of the house where the family gathers and hangs out.....

sir I appreciate your concern......now I think to shift store from lobby to rear yard which includes laundry room also and make kitchen more spacious by covering store area of lobby under kitchen.

I just took a look at your new design.
Moving the laundry to the rear yard does free up space inside.

I am concerned at the lack of window openings in the kitchen and living room areas. If the stairway were not right up against the entry wall, you could have a window for your kitchen. The only sunlight and air in the living room area is from the front entry door.
Is it possible to move a bedroom upstairs to provide light, air and doorway access to the front or rear courtyard for your living area?
