Paint all walls in a simple background color that works with everyone's furniture - a warm off white would do it. Scrubbable paint in the kitchen and baths is a must. Do you have carpet or hardwood or other flooring? Carpet is acceptable for most rentals but will have to be cleaned after each departure. Don't forget safety requirements like smoke detectors and fire extinguishers.

As it's a North facing house, I would suggest keeping most of the openings to the north, will illuminate your house beautifully and will lessen your electricity bill. A duplex will be suitable according to the area and requirement. That will allow keeping a lot of open space which will give the feeling of being in even larger space than it really is.
