I have a plot with size 200 SQMTR,10(width) x 20(depth).

Hi, I need some suggestion for my plot, what would bethe best design for individual house with 3 to 4 bedroom. The built up should be around 1500 sqft.

Suggest you look at books of stock plans and talk to a local builder or architect.

The best design depends on many factors, like budget, climate, lifestyle, hobbies, kids etc. There is certainly no one best design that anyone can tell you without knowledge of your specific needs.

From your idea book, I see you like very modern houses. Is this going to be built in India? I found a one floor layout that might work for you and you could do the exterior to your taste. But I have to say, you should look for professional help in India. I imangine code requirements and material are much different there. Search the internet for modern and contemporay house plans. As per vastu the kitchen should be in SOUTH EAST direction with the BURNER on the SE corner and the cook should face EAST while cooking. Master bedroom or the bedroom of the earning member should be in the SOUTH WEST direction. Positions of W.C. also matters . It should be facing NORTH. Beds positions of all the rooms should not be on the NORTH wall. These are the some points of vastu. If you want it in detail, you can ask me.

Hello @Cornerstone Design Studio India No. I don't have any idea about FSI. I will try to learn more about it. Regarding the size of green belt, I have confirmed it from the patwari that Plot 1 has got 5 metre green belt on both sides. He told me that: All plots with 24 metre facing road are having 5 metre green belt whereas plots with 12 metre facing road are having 2.5 metre green belt. (It's 4 or 3.5 metre in case of 18 metre road, I don't remember exactly). About that bold line, I am sure that it is not representing width of green belt. (Check below image as that bold line is having same width for 12 metre facing plots). So what do you think now? Should I become that lucky guy to own plot 1? Check out whole map and there are hardly 3-4 corner plots which are having 24 metre wide road on both sides. (and there are just 2 plots having North East direction) whereas there are around 50-55 plots which are similar to Plot 2nd. About your query, It's Suncity Township - I (Sector 35, Rohtak). It's around 45 kilometres away from Delhi border. Would you please mind elaborating this point a little bit more - "For us function prevails over design anyday". If built up area is going to be same in both plots then how it affects functionality? Thanks a lot for your detailed input.

sir I bought a site of 200square yards, east facing. Measurements are 30ft X 60ft. I want to leave at least 20 feet for garden in the entrance. can you please give some designs for my home to be constructed

Thank you all for your reply ,much appreciated. Since the size is rectangular I feel more of modern look. I would love to have a Victorian or a classy look though. Also I am allowed to construct roughly around 1800 to 1900 sqft. The plot entry is from the width(10sqmtr) side, so some more restriction.
I am from Mumbai (India ) , the climate here is kind of extreme.Though the coolest can go max to 10 degree Celsius and the hottest can go max 45 degree Celsius.
This will be my dream place where I would like to call in friends and family, though there is no pool , I would like to have a plunge pool kind of at the rooftop.A small sitting lounge to entertain guest. Sine it a small size , I am limited to doing all this stuff mostly at the roof top.
Please advice.Thank you

There are charming tropical Victorian styles, such as in Australia. Even in Mumbai there should be historical examples you can use for inspiration. Bedrooms are often in the second floor, but perhaps it would work better for you to have living, dining and kitchen in the second floor, for more light views, and air, and have the bedrooms darker and more private on the ground floor. Plunge pool in roof is a serious project! I'd do whatever I could to get that in ground. A shaded roof terrace, with wind protection, would be a great place to spend time. Ventilation everywhere, along with cool airy materials, are a must.

Thank you Soberg for the reply. I am attaching the plan given to me by my builder. You expressed your concern for having roof top plunge pool. Can you explain the difficulty and challenges for it.

Since you already have a detailed plan, it seems it would make much more sense to solicit input on that rather than just ask an open-ended question.
