Manipalgoyal: I like your basic plan. It is well thought out....What does the top floor look like? The only thing that I would do differently from my very "Western" perspective would be to move the rear right bedroom upstairs and open up the back courtyard to the kitchen area. I would create a "great room / kitchen area with doors that open both to the front courtyard and to the back. This allows for good cross ventilation to help keep the house cool and comfortable on a hot day. It also provides easy access to the rear yard area without having to walk through a bedroom. Now all of the precious outdoor space is easy to use. The other element that I would introduce would be an atrium (or an opening in the floor) all the way up to the second floor with openable windows high up on the second floor to allow hot air to escape to the top of the house and out (since hot air rises) This is called the "chimney effect" and is another way to keep the house well ventilated. Of course this is how it has been done in hot climate countries for years, so you might be familiar with this technique already. Even if you don't change it, your floor plan is very nicely laid out. I would be happy to help you answer any additional questions that you might have. I do have a few questions for you: 1. Where is the laundry room? Is it in the storage space? This does seem a little narrow. How wide is it? You might want to work on how this space actually lays out. Is there a sink in this space too? 2. Why do you have such small openings to the outside from the drawing room and the rear bedrooms? Are they doors or windows? Wouldn't you wnat a door with an openable window with a screen adjacent so that you could have ventilation at night without having the door open? 3. How will you lay out the kitchen? Who is doing the cooking in your household? Is cooking a family event or is it done by a helper? You either want a bigger more open kitchen (Western design) or a more private kitchen (Asian design) Or a combination of both.......To me this is the most important part of the house where the family gathers and hangs out..... Hi, I am not a professional but a enthusiast. I have 2 opinions for you. 1. Small Puja Mandir in place of Fridge and move the fridge near the Sink opposite to Dining. This will be probably very Small. But during Pooja, there will be good space. 2. The second opinion is based on questioning the need of 3 bathrooms. You can remove one attached bathroom and make it a big Pooja Room. Further, you can also play with the size of Bathroom and make it extremely small and accommodate both Pooja from outside and a small bathroom or powder behind it * Chosen practicality over Vaastu.

Hello @Cornerstone Design Studio India No. I don't have any idea about FSI. I will try to learn more about it. Regarding the size of green belt, I have confirmed it from the patwari that Plot 1 has got 5 metre green belt on both sides. He told me that: All plots with 24 metre facing road are having 5 metre green belt whereas plots with 12 metre facing road are having 2.5 metre green belt. (It's 4 or 3.5 metre in case of 18 metre road, I don't remember exactly). About that bold line, I am sure that it is not representing width of green belt. (Check below image as that bold line is having same width for 12 metre facing plots). So what do you think now? Should I become that lucky guy to own plot 1? Check out whole map and there are hardly 3-4 corner plots which are having 24 metre wide road on both sides. (and there are just 2 plots having North East direction) whereas there are around 50-55 plots which are similar to Plot 2nd. About your query, It's Suncity Township - I (Sector 35, Rohtak). It's around 45 kilometres away from Delhi border. Would you please mind elaborating this point a little bit more - "For us function prevails over design anyday". If built up area is going to be same in both plots then how it affects functionality? Thanks a lot for your detailed input.

The living room window itself does not appear to be designed to let much light through. Please show a photo of that window, also of what lies outside the window. In the meantime, I suggest that you replace the builder-installed window with one of your own choosing. Use toughened glass rather than this heavy grill. Minimise the frame, if possible, particularly if there will not be much air coming through. If there is the potential of air but not much view, then have a sliding or bifold window that maximises the opening. On the blank wall outside, if that's your view, put up a green wall, creeper, something to improve the outlook. For nighttime viewing, add mild uplights in a natural white shade, focused on the greenery. Or else, you may be able to put up a reflective surface on the facing wall, to bounce in more of whatever light there is. Such as a coloured glass mural if not a plain mirror. Once you have maximised your window, move on to the wall to the right of your living room photo. That is, the wall that your living room shares with the west bedroom. Use a very large mirror on that wall to expand your living room visually and to bounce more light around. To cut down on expense/effort you can make it out of several standard-size sheets rather than one giant sheet. However, if that wall is to be covered with storage, make sure the front surface of the cabinetry is fairly light-coloured and reflective. Last, if not yet satisfied, consult a lighting expert for this room. That would be useful. These are fairly expensive solutions, all in all, but they should help.
