When you use the term "Duplex", you mean that it is a two story house, correct ? In the USA, the term "Duplex" means two separate living units side by side......but in other parts of the world it means a two story residence. Please clarily that you are talking about a two story single familly house...... If so, the footprint that your house will have on the ground floor will be approximately 1000 square feet. Do you need to park a car on the site or is parking offsite? If the parking is offsite, then you have lots of room for a two story, 1800 plus square foot house. The design will be dependent on your personal criteria, and it would be helpful if you could hire a local architect to help you with the layout of the rooms. It should be relatively simple once all of the factors are considered.

I have a 30x40 east facing plot 40 ft east to west and 30 ft north to south,want to build a duplex with one bhk at ground floor and a car parking.need help to get floor plan.

Hi Neetu, Thanks for sending in the sketch. Its is really helpful. A lot many things are already in place as per vaastu such as the east facing entry, orientation of the beds, east facing pooja, east facing kitchen ota etc. However, the following things can be worked upon - - A lot of space has been lost due to the staircase. However, lets work around it. - The pooja cannot share a wall with the toilet. It has to be relocated. - The master bedroom needs to be in the south west corner of the house. - The kitchen should be either in the north west corner or the south east corner. Some questions that we have are - - Is this a part of a flat scheme or an individual bungalow? (Looks like a bungalow from the drawing but still) - Is this only a ground floor house? If not what is there on the upper floor? - How many bedrooms are actually needed? It would be great if you could answer these questions. Maybe we would be able to assist you better. Thank you. Hi Sahil, 2 lakhs for such a huge room is a bit tight, specially when we are talking about making the furniture. The sofas alone will be an expensive investment and so will the bed and the wardrobe. Since the window openings are pretty large, either floor length curtains or roman blinds would be required in substantial quantities. Here are a few tips that may help you in cutting down the cost quite a bit - 1] Buy furniture online from sites like Pepperfry, Urban Ladder etc. They have good quality stuff at a reasonable price. You can order the bed, side tables, sofas, pouffes, couches, chairs, study table etc. This way you will always know what you are paying for and also always have the budget in mind. 2] Invest in coloured walls instead of wallpapers. You can always add wallpaper subsequently say when you want to give your room an uplift. 3] Have the carpenter make your TV unit and wardrobes since these would have to be customized. Invest in good quality laminate (it saves the cost of polishing too). Go for solid colours or satin finish wooden textures. If you are not fond of laminates, you can go for recon veneers. These are pretty cheap i.e. around Rs. 60/ sqft. but require polishing. However, veneers look better than laminates any day. 4] Add a personal touch with photographs, paintings, posters and other items of your interest. Dedicate a wall to these to create interest. 5] Try using old loose furniture like tables and chairs which you can retouch to save money. 6] Keep adding new stuff as you go to complete the look. Never hurry, complete only those items that are a priority. Then when your budget permits you can keep adding to it. For eg. have the bed, curtains and cupboards in place first. You can then opt for the TV and the pouffes/couch. Sofas, study tables, side tables and chairs come later. This way you wont lose track of anything. All the best! Regards, RnD Atelier
