Being able to build your own house is a wonderful opportunity, and when you should be able to customize it best to your own personal needs. So you'd need to be more specific about your family & lifestyle .. how many bedrooms & bathrooms do you want/need? How old are each of the family members? Will the house be detached, semi-attached or attached .. which controls window placement? Do you have a casual or formal lifestyle, want individual rooms, or open concept? Does family do a lot of cooking, and have activity revolve around the kitchen? Does that "triplex" include a basement and/or garage? Bottom line, is that "the best ever designed plan" might be totally different for you, than me, so a designer needs more details from you!

Since the lot you describe is smaller than my open living area, I would suggest looking at some of the "shotgun" house plans around New Orleans,LA. I think you can build up and back and get an interesting home with a loft for space. It can be done, A porch with an entry to a narrow hall at the back might work best for you. Will you plan a courtyard (closed)? or what? What part of the country are you in? What are your local codes?

The best way to separate you rooms is to use lattice dividers or display units. It work as a beautiful focal point in an open floor plan while creating private nooks. A see-through display unit acts as a divider and allows one to showcase exotic souvenirs, and accent pieces. Another option is to use curtains on the left side in such a way that the dining gets hidden. Or, Mix up furniture a bit. Use sofas in the living room as a separation that contrast beautifully with the crisp, modern dining set.

But you must take care of few things. 1) Use the height by providing modern hardware like pull down hanger road which you can fit at the ht. of 7' also. 2) go for on single unit with sliding shutters which will give you bigger shelves, more area to utilise. 3) Go for 27" depth for better utilisation. Rest you can decide as per your requirements
