You are about to embark on a reasonably expensive journey. Get professional help with someone who you can sit down at a table and brainstorm with them your ideas and intentions. There are Architects and there are professional building designers who are members of the American Institute of Building Design (AIBD) who are well versed in projects such as yours. I personally love a design challenge. After 38 years designing homes and special use buildings I enjoy this type of challenge the most. I am in Ohio and may not be close to where you are but I am sure with a little investigation you will find the best design professional for you.

Like thinking about three viable plans gives you greater flexibility if some elements are unworkable after talking to your designer/architect. They also help you clarify the mix of elements that are most important and the least to your family and your lifestyle. You also need to separate your interior design and completion of the home budget, which includes new fittings and furniture, garden treatments, etc., from the building budget. Finally, after working out a budget, determine if your expectations are realistic. If certain elements may make you go over budget, tweak and adjust your plans so they are viable. Once you have finalised your top 3 house plans, you should choose someone to make them a concrete floor plan to develop. if not? try these tips to communicate your vision - use software, Pin it, make mood boards and gather sample materials. OK Vivek, that was a suggestion, it is manageable but please take your call. However, this 2 nd floor plan may need a discussion. Ideally, a kitchen meant for a studio and a 4 .5 bedroom house should not be of the same size. You may want to increase the size of kitchen looking at the size of 2nd and 3rd floor layouts. Dear Mr. Surya, You could try an inside out concept with a house centered around a built forest/ structured landscaped areas. You could design the place in such a way that both the frontyard and the courtyard would be accesible/vislble from every room. For privacy, wood/metal jaalis would suffice. You could also place a waterbody in proximity to formal and informal living areas so that an outdoor deck doubles up when large volumes of guests need to be entertained. You could also incorporate an outdoor seating with fireplace and BBQ by the landscapes/ aquasccapes. In general, a green building which ensures cross ventilation, follows vaastu and sustainability principles could be packaged as one product and aesthetics seamlessly merges with functionality.
