I agree with painting. I think sticking to a ready mix color in a quality paint like Benjamin Moore or Dunn Edwards is helpful- washability is key here, and more often than you'd think it's possible to wash away the issue. Also, it's important that the wood is poplar or better, and the interior of the cabinets is prefinished plywood. Painting the interior of cabinets is time consuming and expensive. The prefinished ply will eliminate that issue. Perhaps birch. Not melamine or similar because if it chips or bubbles tenants hate it and there's no great way to correct the problem. I also highly recommend spending decent $ on door hardware throughout. Baldwin or better. And faucets- Danze or better. The moving parts in these products are less prone to breakage. The initial cost is more but will pay you back in less maintenance as the property ages. Good luck with your project!

For a sound sleep , I find that there should be no TV in the bedroom. Shades that block out any unwanted light help. A quite environment and comfortable temperature. For me, blue is the most serene, therefore restful color. A matte finish rather than one that is glossy is better. Some good bues are: and

There is contrast between the traditional furniture and the focal point of the floor which pops, draws attention. I would recover the sofas in cream colored soft fabric - suede. I would leave the curtains grey, and put down a large neutral area rug. The edges of the room would show the pattern of the floor. I would color the wall and add texture to it, but not too dark as the room will appear smaller. Add a picture and put a nice plant holder, large vase in the left corner of the room - an oriental-style vase. Or, a cream-stripe fabric on the sofas. You could go soft or bold in this room - depending on your taste.
