Wow! Pretty open 'brief' there! For assistance, you will need to give the community an idea of: the layout, including pictures of the specific area privacy issues what you like - colour preferences, definition of what style you are looking for storage needs what furniture do you have - are you using that or purchasing your budget intentions - hiring or hands-on ... etc etc

Given your space constraints, I think it would be best to hang the TV on the wall that is common to the study/living room (just to the right of the door entry). You could get two or three small upholstered chairs for the living area (gives you flexibility in moving them around.) I would have a table surface hung so it can swing out and be used on the wall between the door and the opening to the kitchen. If hung with a hinge attachment so it can be flat on the wall when not in use, you still have space to move around. Backless bar stools could be lined up on that wall when the table is stored flat to the wall, and still be used for more guest seating.

OK... but the wire wont be lower as it is fixed now. The wire in the pics below is the wall facing each other. They were leveled on equal height but the beam on one wall makes it seem a little above. But i think you guys are absolutely right that up and down lights wont look good there. I think you are right about down lights lessismoore. Would it look good if i go with two different lights on opposite walls??? it would look odd right.

Have you ever thought about floating shelves? I think pairing a few floating shelves together would look great and would free up space in your living room.
