I need help to remodel the flat

We are considering buying a 3 bedroom flat in CBD though our requirement is for 4 bedrooms . This flat comes with a 1600 sq ft of terrace which we could use to construct extra bedroom set with semi open living space. I need help to fig out how can we remodel this flat to make the bedrooms look bigger & utilise the space more effectively & design the terrace to extend another bedroom set & living area.

Ruchika, Please confirm if you and builder are open to civil changes to the plan . If yes, please mark the pillars to identify the changes that could be done.

Hi there- Lovely place it seems you've got. I have two suggestions for you. Firsrt, if this is within your budget, I would try to move the Bath and WC over next to the master bedroom - right where the eat-in section of the current kitchen is. Then, you could extend your kitchen into the area where the bath and WC used to be, and it would be open to the drawing room. Alternatively, if that is not in the budget (that plan would require a lot of plumbing rerouting) then I would take down the little wall that closes off the kitchen and the little wall that extends the drawing room by the WC and bath. By simply removing those few sections you'll open up a lot more space!

You have a great floor plan with furniture placement ideas which will help when you are purchasing your furniture and decor items. The next step is to use houzz.com to put together idea books of images that you like for each room. Then you should find a local interior designer who will take those images and work with you to help you shop for everything and to select colors, etc......... Make sure that you find someone who is highly recommended and who you are comfortable with. Also, call their references and make sure that their past clients loved working with them and that they worked well with their budgets as well ......

Hi,
As per my opinion you can reduce family room size and create one bedroom covering balcony plus a partition wall between living and family room. Entry of this room would be from family area.

Hi Ruchika,

I you are only considering to buy thins flat, I would suggest don't. Here are the reasons why -

1] The entry foyer leads you to a very large unnecessary dining space while on the contrary the family and living areas are too cramped.

2] Entry to two bedrooms through the kitchen is a bad idea.

3] A lot of space has been eaten up by the utility making the maid's room way too small and without any kind of storage. The utility also has very poor ventilation in terms of a small window and the maid's room has one looking into the duct.

4] Way too many service ducts. They could have been minimized by conscious design decisions. Mirroring and pairing bathrooms to share a duct is one way to do it.

5] Creating another bedroom would only mean compromising either on the family room and you will be left with a small living area.

6] Although the plan shows a carpet area of around 1900 sq.ft., the effective usable area is way less thanks to so many small corridors and passages.

7] Bedroom 1 has no wardrobe space at all whereas there is a huge storage in the foyer. The wardrobe space in bedroom 2 cannot be used if a TV unit is provided there.

8] Incorporating civil changes would only increase your expense and not achieve much.

It is better you look for a different design altogether.

The L ( from family to BR 2 ) could be replanned, but with proper way of checking electrical pipes, and roof beam position s.

It's not too bad, proper interior design ER could makeover.

There is some advice to renovate your flats like

Paint walls white.

Incorporate splashes of bright color.

Utilize creative, even unconventional, storage solutions.

Think vertical. ...

Incorporate multi-tasking furniture. ...

Use useful wall “art.” ...

Embrace mounted (wall or ceiling) lighting. ...

Turn storage into a statement.

Hi Ruchika,

Since the builder is open to renovation, the next step would be to sit down with you, assess your requirements and the structure of the house to avoid touching the load bearing pillars and walls.

The house is quite spacious but the space planning has a lot of room for improvement.
