Bathroom renovation costs/design help required

Hi,

I am seeking advice from the forum. We have a 2 BHK flat in Mumbai. Both the bathrooms(common and ensuite) have not been updated since the building was built and we want to renovate and re-style them. The problem is that they are very small (Around 2 ft wide and 3.5 feet long)

The renovation costs quoted to us to re-do them both is around 2,50,000.

We would like to minimise this cost at the same time make them aesthetically appealing. Can someone help me on the following points:

1) To minimise costs, we want to buy the fittings ourselves. - Jaguar Fusion has been recommended t us. Since we are trying to manage this remotely from outstation, is there an online site we can buy fittings from at a discount? Are there any other brands which other same quality as Jaquar but cheaper?

2) A large part of the cost quoted to us is to build granite counter for washbasin and under counter storage. To save on the same and for aesthetic reasons, we want to install PVC vanity? Is this durable and a good idea in a small, wet bathroom? Can anyone recommend online dealers/ sites to purchase?

3) Will a glass door partition make sense in this small space? We want to do way with shower curtain since it looks tacky. Since this is very cost intensive, any sites where we could buy ourselves?

4) Since the bathroom is small, should we use the same tiles on walls and floor? Or same colour with different patterns? Would beige be a good choice?

Do you mean 2 x 3.5 metres . I don't think measurements are in foot?

For your bathroom, don't use same tiles for walls and floor as it would look absurd. You can use plain tiles for the floor and go for some patterned tiles for the wall.

12×6' is a very very narrow space. your shower is going to need to all the way in the back. 5x5 foot for a roll in shower is ada. I use a wheelchair and I have a 10 1/2×12 1/2' bathroom. honestly, it's much too narrow. I would consider modifying my layout and stealing real estate from another area.

I disagree with the advice above, the bathroom door that is in the passage should be closed. The reason for this is that you already have a bedroom without an attached bathroom. If you go by the advice above you will then have two bedrooms without an attached bathroom. Its not ideal. Also, you havent told us for which uses are the other two bedrooms. Are there going to be old parents in the bedroom with the bathroom or kids or are you going to use this as a guest bedroom? If you close the door in the passage you can have a bigger vanity by moving the WC behind the door that is from the bedroom side. This is also good because you should never have a bathroom door with a view of the WC. The WC is a very private spot and there shouldnt be a direct view of it from the room. Also we tend to spend more time sitting on the potty than washing hands, looking at ourselves or taking a bath. Once you move the WC you can have the vanity extending till the wall and will be 2.5x bigger than what you currently have.

Following are my comments :

1.Buying cheaper branded sanitary fittings is only possible when you buy the same in bulk quantities. But I would like to highlight that these are one of the most important fixtures in the stated space. Don't compromise on the quality of it if you want them to survive the long run.(You can go for the Jaquar continental series or change to Parryware) You can certainly compromise on the WC & the WB since even brands like Somany give good ceramic fixtures at relatively low cost. There you can save your bucks.

2. I haven't worked on PVC vanity but can comment that marine ply cabinets also stand well for the wear and tear.

3. You can go ahead with just the glass partition avoiding the cubicle door.

4. Yes you can but the selection should be on the lighter side of the colour palette so that the bathroom should not look more claustrophobic due to its small size(2 m x 3.5m which is normal in today's real estate market in mumbai).

No the same tiles which has been used in floor must not be used in walls, and kindly change the idea of granite counter tops, and glass door partitions are for larger space, kindly do contact any other interior designors for this
