Do you need two bedrooms or could you do with a sleeper sofa or Murphy bed for guests? I'd make the living, bed, balcony section into one large living/dining area. Dining nearest the kitchen and entry and living at the balcony end. The current dining looks to function more like a hall to the other rooms and I don't see any closets. I would use part of the current dining to expand that 4x7 bath to a larger master bath opening into the master bedroom. Close the current bath for the master, and open the end that is in the present dining area. That same side of the dining room could become a hall while the remaining square footage of the dining could be added to the kitchen.

Much better layout by latinjubileo. I am also concerned about the width of the bathrooms. A 'standard' bathroom is 5'x7', and that's real tight already.

Also it might be better to swap the kitchen and living room so the living room gets outside window exposure.

Latinjubileo moved one of the yellow pillars and shortened the kitchen wall. Is that allowed? Basically the drawing is as per my suggestion on the baths. He didn't open that second bedroom to make the entry side of the flat into one large 10x30.3 dining/living area. I think the bedroom end of the present dining area should be a hallway providing more private entry into the bedroom and bath that is accessible to the general living area. That would still leave room for a nice sized kitchen next to the new dining area in the front entry. Dytecture, how do you read the window placement on these plans? I read that the balcony end was window for the living area I proposed at that end of the space. Thanks for drawing some of it out, LJ.
