Comments (3)haha you have a great problem! refer to the attached sketch plan,roughly 12'x6'10" will be your kitchen and utility you can accommodate a fridge, a washing machine, sink for washing utensils. keep it combined kitchen + utility. for guest bedroom, bathroom will be 4'x6'10" exactly, comfortable and as per standards. and my suggestion would be keep the living as living as by going the changes to kichen area you will get a wall where you can mount a TV . and placing a small dining table will serve as breakfast table, and also use your dining room as a study our your own personal leisure space. and about the costing part, there will be a lot of civil work involved , demolition, water proofing of new bathroom, plumbing for bathroom, new accessories new tiles. consider a range amount of 10 lakhs to 20 lakhs depending upon finish, chosen contractor rates and specifications. these are very rough figures....See Morebudget for 3bhk duplex

The budget holistically depend on your brief on design and how you want your house to function. Apart from that it does depend a lot on the structure of the home, is it all well maintained with civil work or maybe it needs some extra civil work or looking up on plumbing if it has any seepage over walls etc. I wish you a happy home renovation. And it will work out to be comparatively inexpensive as it will eliminate the need for tiles and repainting from time to time. Rest of the solutions are only temporary and decorative in nature as the source problem will be of a continuing nature damaging the structure in the long run. Tiles have their own place and do not look good in all places. Comments (3)Hello Ashish, Here are the few points you should take care of, 1) How to utilize the space optimally - You must segregate the wet and dry spaces, Select the sanitary ware you are going to use i.e if you want rain shower then you have to check the height, water force in the bathroom, all about the outlets if you can change the positions, etc. 2) How to save cost - from the first point explained i.e. all about the materials. You can calculate the budget and do the changes accordingly in the beginning itself.
